This OWTS major repair permit was approved serve a total of three (3) bedrooms. It was noted that the house was not constructed at the time of final observation. Be sure to stake off the components of the septic system including both the field and tank to prevent compa ction by heavy equipment or construction staging. Additional information about the maintenance your septic system needs can be accessed through our website links, provided on the Environmental Health Department’s septic system resource page. Be aware that changes in the use of your property or alterations of your building may require commensurate changes to, or relocation of, your septic system. Landscape features, trees with tap roots, irrigation systems and parking areas above the soil treatment area can cause premature system failure. It is equally important that you notice and immediately repair dripping faucets and hissing toilets as this will certainly cause the system to fail. Daly Excavation installed the system. The OWTS design is based on 3-bedrooms. An average daily wastewater flow of 450 GPD was used. The system installation included a 1000-gallon, two-compartment poly Infiltrator® septic tank with an Orenco® Biotube Effluent Filter on the outlet tee. This effluent filter must be cleaned annually, or as needed. Effluent gravity flows to a distribution box, and then to three gravelless chamber trenches. The distribution box was accessible from grade and flow equalizers were installed on each outlet pipe in the distribution box to assure equal flow to each trench. The distribution box was filled with water to assure equal flow to each trench. Each trench consists of 15 ‘Quick 4’ Standard Plus Infiltrator® chambers for a total of 45 chambers and 540 square feet of infiltrative area. The infiltrative area was at least 2-feet below grade and did not exceed 4-feet below grade. There was greater than 4-feet of undisturbed soil between each trench. Ports may be cut to grade and placed in sprinkler boxes for access. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OWTS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. The quality of the installation is dependent of the expertise of the installer, soil type, and weather conditions. Please call with questions. The 1.44-acre property is located outside of Basalt, in an area where OWTSs are necessary. Original design documents dated April 11, 2019 used a different background drawing. These should be discarded and replaced with design documents dated April 19, 2019. Legal Description: Lot 11, Ruedi Shores Subdivision Parcel ID: 2471-063-06-004 SITE CONDITIONS The property is currently undeveloped except for a log structure. The structure will be removed, and the logs recycled. A 3-bedroom residence is proposed. The property will be provided potable water from a community water system serving the subdivision. The water line will enter the property from the north and will enter the residence from the east. The water line will not come within 25-feet of any proposed OWTS component. The property generally slopes at an approximate 11% grade to the south toward Ruedi Reservoir. The area of the proposed soil treatment area (STA) has a slightly more moderate slope. The proposed STA in the area of the existing log structure, which will be removed. Page 2 Table 1 describes the minimum required setback of OWTS components to physical features on the property compared to approximate, proposed setback distances. Findings are documented in a report dated April 23, 2018 (enclosed) under Project Number 18-7-238. Three soil profile test pits were excavated, and three percolation tests run. Percolation tests averaged 13 minutes per inch (MPI) infiltration rate. A gradation of the soils from Profile Pit #2 at 5-6 feet below grade is classified as Very Gravelly Cobbly Loamy Sand (24% gravel, 37% sand, 22% silt, and 17% clay). Another gradation was taken from Profile Pit #1 between 8-9 feet below grade. Gravels increase with depth. No bedrock or groundwater was encountered in any of the Profile Pits. Profile Pits were explored to maximum depths of 8.5-feet, 8.0-feet, and 11.0-feet. We are classifying the soils based on the information provided in HP Kumar’s report as Sandy Loam, Soil Type 2. A long term acceptance rate (LTAR) of 0.6 gallons per square foot will be used to design the OWTS. DESIGN SPECIFICATIONS Design Calculations: Average Design Flow = 75 GPD x 2 people/bedroom x 3 Bedrooms = 450 GPD LTAR = 0.6 GPD/SF 450 GPD / 0.6 GPD/SF x 1.0 (gravity trenches) x 0.7 (chambers) = 525 SF The OWTS design is based on 3-bedrooms. An average daily wastewater flow of 450 GPD will be used. For the purposes of this OWTS design, Benchmark Elevation at grade 8207’ has been established as 100’ (subfloor). The walk-out basement elevation is at 90’ 7 7/8”. ALL SERVICE septic, LLC should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. OWTS Component Minimum Elevation Primary Tank Inlet Invert Min. 87’ Distribution Box Min. 86’ Infiltrative Surface Min. 85’ (upper-most trench) The 4-inch diameter SDR-35 sewer line exiting the residence must have a double-sweep clean out and a minimum 2% grade to the septic tank. Page 3 The system installation must include a 1000-gallon, two-compartment poly Infiltrator® septic tank with an Orenco® Biotube Effluent Filter on the outlet tee. Risers must bring the manhole lids to grade for access. If more than one riser is added to the septic tank, an extension handle must be installed on the effluent filter. Effluent will gravity flow to a distribution box, and then to three gravelless chamber trenches. The distribution box must be accessible from grade and must have flow equalizers, or similar product, installed on each outlet pipe in the distribution box to assure equal flow to each bed. Each trench will consist of 15 ‘Quick 4’ Standard Plus Infiltrator® chambers for a total of 45 chambers and 540 square feet of infiltrative area. The infiltrative area must be at least 2-feet below grade and must not exceed 4-feet below grade. There must be at least 4-feet of undisturbed soil between each trench, although we recommend at least 6-feet. Inspection ports must be installed at the beginning and end of each trench. Ports may be cut to grade and placed in sprinkler boxes for access. Fill over chambers must be 3-inch minus and be able to support vegetative growth. The component manufacturers are typical of applications used by contractors and engineers in this area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Eagle County On-Site Wastewater Treatment System Regulations, the OWTS Permit provided by Eagle County Environmental Health Department, and this design. INSTALLATION CONTRACTOR ALL SERVICE septic, LLC expects that the installer be experienced and qualified to perform the scope of work outlined in this design. The installer must review this design thoroughly and coordinate with our office in advance of installation. Any additional conditions in this design or county permit must be completed and documented prior to final approval of the OWTS installation. Communication between the installer and this office is expected throughout the installation. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. In an effort to improve the accuracy of the record drawing, we request that the installer provide a sketch of the installation, including path of the sewer lines, water line installation (if applicable), septic tank location, STA location, and measurements from building corners or another fixed objects on the property. This sketch is most easily provided on Sheet W2.0 of the OWTS Design Packet. Photographs of the installation and final cover are also requested to supplement our installation documentation. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be placed over the area. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. Page 4 OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on the backfilled STA. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high water conditions and shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. General Notes 1. The contractor shall be responsible for providing a radon mitigation system throughout the building which shall meet the requirements of all applicable codes and ordinances. The contractor shall be responsible for preparing all drawings and specifications required for this radon mitigation system. 14. All dimensions take precedence over the scale of drawings U.O.N. During and following demolition, each contractor shall be responsible for the removal from the premises all debris and products of the demolition not designated for reuse. The site shall be left broom clean at the end of each working day. 8. Refuse from construction operations is the sole responsibility and expense of the contractor and the sub-contractors. Refuse shall be disposed of in separate dumpsters or bins maintained at an approved location in the front of the building. Dumpsters and bins must be removed on a weekly basis. The site shall be left broom clean at the end of every working day. LIFE SAFETY REQUIREMENTS 1. An emergency escape window meeting the following requirements must be installed at each bedroom and one in in each basement. - Min NET opening of 5.7 SF - Min CLEAR opening height of 24 inches - Min CLEAR opening width of 20 inches 2. Project Construction Requirements 1. All attics shall be vented per IRC requirements, Attic access doors shall be insulated and sealed "E-Z Hatch" R-49 attic access door or approved equal for unconditioned space. 2. Crawl spaces shall be unvented, and are part of the conditioned air space. Conditioned air supply shall be delivered to the crawlspace at a rate of 1 CFM for each 50 SF of crawlspace area. Provide return air pathway to the common area. Crawlspace walls shall be insulated to R-10 min, and the crawl space floor shall be covered with 6-mil poly vapor retarder with all joints lapped 6" min and sealed or taped. Extend vapor barrier 6" min up perimeter foundation walls and seal to walls. 3. All framed walls shall have an exterior Weather Resistant Barrier (WRB) as follows: - Huber Products ZIP & ZIP R6 or equal at wood siding, taped & sealed. 4. All windows & doors shall be flashed per the manufacturer's installation instructions inside to vapor retarder and exterior to WRB 5. Treated wood products shall be used in locations with direct contact with concrete or within 6" of soils. 6. At slab on grade condition against exterior framing, apply flexible flashing overlapping 6" min over concrete foundation up exterior sheathing. WRB shall overlap flexible flashing. Residential Energy Codes 1. Wall insulation is R-20 min + R-5 continuous exterior w/ WRB air on exterior sheathing & vapor retarder on interior face of stud wall for areas with BIB/un-faced batt insulation only. 2. Ceiling insulation is R-49 min w/ taped air barrier/vapor retarder. Unvented roof areas w/ closed cell spray foam insulation do not require additional vapor retarder. 3. Underslab insulation is R-10 min. Where in-floor heating system is in place, R-15 insulation is continuous under the floor. Unheated space requires insulation 4ft min around exterior perimeter of floor. Underslab vapor barrier taped and sealed to foundation. 4. All perimeter basement walls to have R-10 exterior insulation. Fluid applied waterproofing and drainage plane on exterior. Interior R-13 + R-5 continuous exterior w/ v 2x4 furring with air gap separating from foundation wall at conditioned spaces. 5. All hot water piping shall be insulated to R-2 min. 6. At all recessed can lights, housings shall be air tight, IC Rated, and sealed to the drywall. 7. Minimum 75% high efficiency lamp count. 7. Windows & door glazing shall be Low-E Glazing with a U-Factor ≤ 0.32, air seal per mfr 8. All furnace/mechanical room doors through the thermal envelope shall be insulated and sealed, with perimeter gasket and threshold. 9. Certificate of compliance for insulation values shall be posted on the front of the electrical distribution panel. Comply with IRC CH 11 Project Layout Requirements 1.
