Box 2385 Vail, Colorado 81658 Subject: OWS Redesign, Proposed Residence 3644 Horse Mountain Ranch Road Parcel 59, Horse Mountain Ranch SW/4 of NE/4, Section 8, T3S, R38W of 6th P.M. Eagle County, Colorado Job No. 9302 Dear Mr. Farrell, As requested, we redesigned the onsite wastewater system (OWS) that will serve the subject site. The redesign is based on additional per- colation test performed in the spring of 1998 by Koechlein Consulting Engineers, Inc. (KCE) under Job No. 97-133. We designed an OWS under Job No. 9302 dated February 26, 1998 and clarifications dated March 30, 1998. The OWS design was based on subsurface conditions described in KCE report dated July 30, 1997 under Job No. 97-133. We understand the OWS was permitted under Eagle County Environmental Health Depart- ment Permit No. 1760-98. SITE CONDITIONS - The site is a 40 acre parcel located in a rural area north of Wolcott in Eagle County, Colorado. There is a 301 slope to the northeast at the proposed field location. The proposed field area has a moderate cover of grasses, sage brush, and shrubs. PROPOSED CONSTRUCTION - The location of the proposed structures is presented on Figs. 3 and 5. Presently, a three bedroom residence is proposed. A one bedroom guest house and one bedroom caretakers unit above the garage may be constructed in the future. We recommended and you have authorized us to design the OWS as a five bedroom system. The sewage load for a five bedroom residence'is 750 gallons per day (GPD), 1125 with a 1.5 peaking factor. The design loading includes a garbage grinder, dish washer, and washing machine. The site is served watZ10 an'onsite well. The proposed field must be located greater tha0 eet from all wells. SUBSURFACE CONDITIONS - XCE performed additional percolation test near the gravel drive as indicated Fig. 2. The subsurface investigation consisted of three percolation holes. Percolation test indicate per- colation rates of 80 minutes per inch (MPI) The average percolation rate is 80 MPI. We recommen prior to the installation of the OWS subsurface conditions be confirmed by excavating a profile pit. We believe subsurface conditions are similar to conditions described in KCE letter dated July 30, 1997 which was a topsoil layer underlain by sandy clay with scattered gravel. 925 East 17th Avenue • Denver, Colorado 80218-1407 P.O. The application rate is equivalent to 80 MPI percolation rate and uses slow rate soil absorption. As indicated on Figs. 3 and 5, we recommend the installation of tyD 00 allon, two compartment precast concrete septic tanks with an effluent fi ter on the outlet of the first tank and a pump in the secon er o t e second tank. The pump config- uration is different from the design date e ruary 26, 1998. Either pump unit is can be used. We recommend the installation of a 600 square feet (SF) drip irrigation field. If the trenches are excavated with a back oe, due to the availability of equipment, installation should be similar to Fig. 4 with five section of 6 pipes 100 feet long. We recommend utilizing a trencher, if a trencher is available, to install the trenches similar to Fig. 5, which would be installed with six section of 5 pipes 100 feet long. A trencher disturbs less of the root system, which allows a rapid development of vegetation. If you anticipate additional bedrooms in unfinished areas, we recom- mend the OWS be constructed to handle the additional loading. The installation of a properly sized OWS to serve buildout can be cost effective. The proposed septic tank configuration will serve a five bedroom residence. Each additional bedroom greater than five bedrooms will require 250 gallons of septic tank capacity. Each additional bed- room over 5 bedrooms would require an additional 1170 SF of field. LIMITATIONS - Our investigation, are based on data submitted. if layout, design and recommendations subsurface conditions considerably different from those described in this report are encountered, we should be notified to evaluate the effect on the proposed OWS. If modifications to this design are made by the Health Department, we should be contacted to evaluate the impact on the performance of our OWS design. All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial requirements, septic tank construction, and other specifications, which are riot depicted in our report, are to conform to the requirements of the ISDS regulations. The installer must be approved by the County Health Department, and is to have demonstrated a knowledge oh the ISDS regulations and requirements.
