Reference: Gypsum Creek Ranch-ISDS design & building vermit
extension
Dear Ms. Kohl:
Per our telephone conversation on December 23, 1997, I am submitting a new ISDS
design for Ned Goldsmith's Gypsum Creek Ranch in order to get an extension on his
building permit which expires December 31, 1997.
The previous design by High Country Engineering called for two septic tanks at 1500
gallons each with a leach field using 70 Infiltrators. The massive system was well
designed for the 9 bedroom plan as Mr. Goldsmith had planned at that time. High
Country Engineering had a percolation rate of 22 mpi, while mine was similar at 23.1 mpi.
Mr. Goldsmith and I met on November 5, 1997 to discuss a plumbing plan which would
incorporate the use of the existing septic system for part of the 9 bedroom demand flow.
There are several attractive features to this plan:
1. Conserves the existing septic system (1200g. tank) at a lower flow than the
original design:
a. The kitchen, laundry, and meat room will be plumbed to the new ISDS.
b. The only load will be 4 bedrooms using 2 full bathrooms and a separate
restroom with one toilet and a sink.
2. If the existing system fails, there is plenty area to the west for a replacement.
3. The new ISDS will utilize Infiltrator technology and use less pasture space.
4. The new ISDS demand will be:
a. The 5 new bedrooms with private baths x 2 people each.
b. Kitchen for 9 bedrooms x 2 people each.
c. Laundry for 9 bedrooms x 2 people each.
Mr. Goldsmith's intent for this building will be to offer Bed & Breakfast type service to his
guests. The EPA's "Design Manual for Onsite Wastewater Treatment and Disposal
Systems" shows the typical hotel guest to use 50.1 gpd. The Eagle County ISDS
regulations show a Hotel with a private bath to be at 60 gpd. Eagle County's figure of 60
gpd would be safe for design purposes if it could be guaranteed that all the rooms in the
building will always remain a bed and breakfast facility. I have used a conservative
estimate of five rooms at 75 gpd per person and four rooms at 60 gpd for the design
flow. The higher design flow of 75 gpd will give Mr. Goldsmith the flexibility to have a
full time boarding house for ranch hands and to protect a future buyer of the property who
may use the building as a ranch employee boarding house. The Eagle County ISDS
regulations require "Rooming houses" to be designed at 50 gpd, but I feel more
comfortable designing at the higher flows shown above considering the building and
possible future uses.

1. Total house- 1. 75 gpd x (2pp bdrm) x (5 bdrms) = 750 gpd
2. 60 gpd x (2pp bdrm) x (4 bdrms) = 480 gpd
Average Total house flow =1,230 gpd
Total Maximum flow = 150% x Average = 1.5 x 1,230 = 1,845 gpd
2. Existing 1200 gallon system- only 4 bdrms and 2 bathrooms. No kitchen or laundry.
(4 bdrm)x(14.7 g/bath/p + 8.4 g/sink/p + 24.8 g/toilet/p)x2 pp bdrm =3 83.2 gpd
Total Maximum flow for the existing system = 1.5 x 383.2 = 574.8 gpd
3. New Infiltrator system -
Total maximum flow = 1,845 gpd
Less flow to existing system = -575 gpd
New Infiltrator system =1,270 gpd maximum daily flow
B. New system design:
1. Estimated flows- 5 bdrms at 75 gpd x (2pp bdrm) x 150% = 1,125 gpd
4 bdrms, kitchen and laundry only = 145 gpd
Maximum daily flow =1,270 gpd

Q = Design flow = 150% of estimated flow = 1.5 x 846.7 = 1,270 gpd
t = Percolation rate in min./inch = 23.1 min./inch
Therefore A = 1 270 23.1 = 1,220.8 sq. feet of conventional leach field using gravel.

Infiltrators may be used to reduce the leach field area: 1,220.8 s.f. x 50% / 15.5 sf each =
39.38, so use 40 Infiltrator units
There is a large pasture area available for the Infilitrator leach field north of the existing
building. The 40 Infiltrators will be installed level, in series, in three rows of 14, 13, and
13 standard units each. The exact elevations are not yet known until the plumber
completes the routing of interior pipes.
