GENERAL
This report presents the results of our geotechnical investigation
conducted on the site of the proposed home at 1004 Mayne Lane, Gypsum,
Colorado.
The investigation was performed to provide sufficient information about
the supporting soil mantle to enable a suitable foundation design For
the proposed home.
The conclusions and recommendations presented herein are based on the
data gathered during our site and laboratory investigations and our
experience with similar soil conditions. This investigation was
conducted in accordance with presAntl.y accepted soils engineering
procedures nnnniRtent with the proposed development and no warranty is
expressed or implied.
FIELD IMSTIGATTON
The subsurface soil conditions were explored on september 22, 1993, by
one opon toot pit dug With a Case 580E backhoe. See Figure I for the
test pit lvc:ation. The below footing soils exposed on site are
profiled in Figure 2. Laboratory soil samples were obtained with a
Nand Drive Sampler. unconfined penetrometer and shear vane tests were
performed during the digging operations. See Figure 2 for unconfined
valuea.
LABORATORY TESTING
Laboratory taRting and analysis included swell consolidation testing
performed at the Engineering Designworks laboratory is Steamboat
Springs, Co. See Figure 3 for details.
PROPOSED CONSTRUCTION
Conventionally framed one level home over garden level ba8ement.
RECOMMENDATIONS
Laboratory tests indicate that the red clayey silts -located in the
normal bearing strata approximately 2' to 8' below existing grade are
non -expansive. Any conventional foundation bearing an theca soil*
should be designed for 170o psf masinum with no minimum soils bearing
ppressures. Suggested design at -rant equivalent fluid pressure for
backfill: imported gravels = 43 put, on -site ailta - 50 pcf_
Any foundation at this site must be designed and constructed in strict
conformance watt the follvwiuy precautions:
1. Foundation grade beams should be designed and reinforced to span an
unsupported distance of at least 10 feet.
Page 2 Job #93.2152s 10./7/93
r-HUM bIUUKMPNI LHND EXCHANGE TO 13032457716 P,04
2. Inspect excavation for soil uniformity and to confirm typ@s prior
to any foundation construction. A1.1 loose or soft pockets of soil
within the loaded depth of the footings should be removed and
replaced with a well compacted gravel; or the footings extended to
lower,more competent soils.
3. compacted fills to be compacted in gn lifts to a minimum of 95%
Modified Proctor Density with gravels at a moisture content within
9% of optimum. Properly placed and confined washed rock may be
used in lieu of compacted fills when properly vibrated in 24"
Maximum lift3.
4. Any fill containing rock should be carefully mixed to avoid nesting
and creation of voids. No concrete or fill shall be placed on
muddy or frozen ground.
6. Maintain frost depth for footings subject to frost, unless an
incuiated or other engineered shallow foundation is employed.
7. Maintain the in -situ moisture content and avoid weathering of the
bearing soils at all times before, during and after construction.
8. Provide an adequate undardrain system from the low areas of 'the
excavation. Test before and after backfill. Contour the finish
grading to divert all surfaco drainage at least 10, away from all
sides of the structure.
9. Do not backfill until supporting floor systems or adequate bracing
is in place. All exterior backfill to be granular free draining
material, capped with 12" of water impermeable (eq. clay) material
to divert surface flow. ceoteatile fabric is recommended below the
clay layer.
significant changes in the proposed structure or subsoil conditions
different than those logged in Figure 2 may alter these recommendations
and should be brought to the attention of this offices.
sincerely,
Engine ing Desigaworks, Inc.
