Box 179 Eagle, Colorado 81631-0179 RE: DAVIS RESIDENCE SEPTIC SYSTEM — PARCEL 2467-01-001 ISDS ALTERATION PERMIT NO. 1960-OOA Mr, Merry, As requested, I have had the opportunity to make a site visit to the subject residence and have prepared this letter documenting the current ISDS design in order to satisfy Eagle County requirements, that the system be designed by a Colorado Registered Professional Engineer. EXISTING SYSTEM — The existing ISDS utilizes an existing 1,000 gallon septic tank and 400 gallon dosing chamber. The dosing pump conveys the effluent to a distribution box which in turn splits the flaw to three existing chambered absorption trenches. PROPOSED FINAL CONSTRUCTION - As part of this ISDS alteration proposal; the residence was expanded in size from approximately 1,100 square feet to approximately 3,100 square feet and when completed will include three (3) bedrooms and three and one half (3-1/2) bathrooms. SITE CONDITIONS — The lot is located in the Leto Minor Subdivision, in unincorporated Eagle County, Colorado. The proposed absorption trench extensions will be situated on an approximately 10% to 20% slope to the northeast of the existing residence, and will extend the existing absorption trenches by approximately thirty-one (31) feet. Currently there are native grasses covering the proposed leachfield area. SUBSURFACE CONDITIONS — The design alteration calculations are based upon percolation tests preformed in July of 1993, which assume a percolation rate of 20 minutes per inch (MPI). A new soil profile hole was not prepared in this case. However, based on old photographs of the previous septic tank excavation, neither bedrock nor high ground water, were encountered in the area. Furthermore, there is no evidence that the soil strata at the bottom of the new seepage trenches (currently in place) will, in any way, inhibit percolation or effluent treatment. MINIMUM DESIGN RECOMENDATIONS — The current 1,000 gallon septic gallon tank, dosing chamber, and pump will be adequate to handle the increased flow requirements resulting from the increased house size. Based on the new residence size increase, and a percolation rate of 20 MPI, a minimum of 12 standard infiltrator units are required (see attached design calculations). The infiltrator units should be connected to the ends of the existing Contactor units. I recommend that a Marifi 140N geotextile fabric or equivalent be used to cover the seam between the two different types of units. Additionally, I am requiring three (3) more inspection ports or observations vent pipes with PVC caps, be -installed near the east end of the absorption trenches. I also recommend that the east end of the absorption trenches be back -filled such that there is a minimum of two (2) feet of cover on top of the infiltrator units. Final grading around the trenches should be provided to channel surface water away from the top of the trench locations. August 9, 2001 Mr. Ray Merry Page 2 of 2 MINIMUM SEPARATION REQUIREMENTS — Based on my site visit and a survey of the apparent physical features in the area, the absorption trench expansion, in this case, will not encroach into any of the required setbacks listed in the Eagle County ISDS regulations. OPERATION AND MAINTENANCE — The owner must realize that periodic maintenance of the septic system is crucial to its long term viability. The septic tank should be pumped once every two (2) years and the dosing chamber pumped every four (4) years. Pumping equipment and the absorption trenches should be inspected every six (b) months. FINAL INSPECTION — Based on my site inspection of the currently constructed system, I am satisfied that the system, although not backfilled, has been installed thus far, in general accordance with the Eagle County ISDS Regulations and that the system will adequately handle and treat the additional residential, sewer flows. Hole #1 had an instantaneous perc rate of 14.4 mirVinch 2. Hole #2 had an instantaneous pare rate of 6.9 min/inch 3. Hole #3 had an instantaneous perc rate of 3.7 min/inch Based upon the information obtained from the perc test results, it appears feasible that a septic system can be installed on both of these lots. Percolation rates of faster than 5 min/inch would indicate that a sand filter -type construction would be necessary. Percolation rates quicker than 60 min/inch and slower than 5 min/inch would indicate that a standard system could be installed. The results obtained in the soils testing performed by our firm indi- cated that it is a possibility that both systems may be installed on site. Site specific soils investigations for site specific septic systems will determine which type of system would be needed. Since the percolation rates are relatively quick, the field size for a standard home will be realtively small (on the order of 1000 sq. ft. for a three bedroan home). It has been indicated to us that a profile hole was previously done (approximately one year ago) by Eagle Gbunty. This data will need to be reviewed to determine depths to bedrock and depths to groundwater. In any case, with the percolation rates as found, a sand filter or a standard system could be feasibly installed. There is an existing home on the property as shown on the accompanying map, and a bridge ^`oross Seven Castles Creek with a dirt road to the existing home. The geology of the site consists of Quaternary age alluvial deposits laid down by the ancient Frying Pan River; these deposits are silts, sands, and cobbles laid down in a stratified manner. These grade uphill to the dominant surficial deposits of the building sites, colluvium and alluvial fan daposits of a previously more active gully system, including Seven Castles Creek. These latter deposits are now hicher than the present creek can affect, which makes the proposed building envelopes on this higher ground safer from debris flow activity. The underlying bedrock is the Pennsylvanian/Permian age Maroon Formation dipping gently toward the north. It consists of hematite -cemented siltstones, sandstones, shales, and some conglomerate beds. ' A civil engineer should be consulted to locate the one hundred year floodplain of the creek with respect to this property. Additionally, gully areas and slopes steeper than 30% should not be chosen for building sites. The old irrigation ditches should be evaluated after the final sites have been chosen to see if the ditches should be neutralized. Undue amounts of water brought to a homesite can de -stabilize an otherwise stable site. ` Site specific soils engineering is important on this site to insure proper foundation design. Waste disposal will probably need special design because of the steepness of some of the property, although the soils will percolate well, and high groundwater or near surface bedrock will not be a problem. Officer should be consulted fo, his specific recommendations. Water for domestic use\���uld be available through the drilling of a well into the bedrock which is probably twenty to thirty feet or more below the surface. Water should be reached within two hundred feet. Access to potential areas of development will need to be improved but the only engineering concern is in the crossing of steep slopes. Radon gas is a potential problem in many parts of the State but probably not very likely here. It may still be advisable to design homes with enough ventilation at lower levels to prevent the accumulation of this gas. This site is suitable for the development as planned if my recommendations are followed. Let me re-emphasize that debris flows from Seven Castles Creek cannot reach the preferred building sites on the high ground, but judicial selection of the final site on positive topography and a landscape design which will direct any flows around the home is still very advisable.
