The Environmental Health Division discontinued percolation tests on November 15, 1994 and final inspections on December 2, 1994 due to climatic conditions. ISDS permits are active for 120 days after the date of issue if no Building Permit has been issued for the same property. If a Building Permit has been issued for the same property the ISDS will expire at the same time as the building permit. If you still plan to apply for a Building Permit this year or in the early months of 1995 you will need to have a percolation test conducted before your Building Permit will be released. You will have to contact a Registered Professional Engineering(RPE) firm to conduct your percolation test. The revised design changes only the bed size and will be addressed solely with this letter. The design is based upon a three bedroom residence and a percolation rate of 36 minutes per inch (mpi). Although the area in which the bed is being installed the average percolation rate is 26 mpi. The slower percolation hole is located approximately 40' west of the proposed bed. Based on this criteria, the base bed size is 810 s.f.. A reduction in the bed size of 40% is allowed for the use of infiltrator units. This results in a required bed size of 486 s.f.. We conducted this testing according to Sections 4.04 and 4.05 , CbA iff IV In i 'dual Sewaae Dis S stem of the Eagle County Code on July 20, 1994. We have based our recommendations on the subsurface conditions encountered and the rates measured during this percolation test.. Enwased Canstruction The planned residence is a three bedroom, three bathroom, two-story house with approximately 3000 square feet of living area. With water conserving toilets, the wastewater now from this residence is estimated to be 360 gallons per day (GPD). Site Conditions: The investigated site is a 2.59 acre lot on Missouri Heights. The property is served by subdivision wells, The ground surface, which appears natural in the proposed area of the absorption field, slopes rather gently to the Southwest at an 11% grade, There are no irrigation ditches or water courses evident in the area. The house was under construction at the time of our investigation, There was a typical vegetation pattern of pinyon -juniper and sagebrush over the property and in the area of the engineered seepage bed. Su rf n i i A soil profile pit, within 25 feet of the proposed absorption area, was excavated to a depth of eight feet, No ground water was encountered in the profile excavation.. Solid bedrock was not present within eight feet of the surface of the ground. However, there was an abundance of loose basalt on the surface and within the subsoil matrix. The basalt exceeded 600/9 of the volume below three feet. These rocks were from, three inches to forty -inches in diameter and intermixed with the subsoil from approximately one foot and down. The soil textures encountered were a sandy clay loam topsoil about twelve inches deep, and a calcareous sandy silt about sixteen inches deep that grades into a matrix of clay loam and basalt to the bottom of the profile hole P.O. "I - 17 JOJ 7LJG 1 00 DUD NtL5UN, IVtWb, L l ll Fjg(iE 03 Briggs Property Lot 66, Filing 1, Aspen Mesa Estates July 21, 1994 Page 2 The subsurface soil conditions were reevaluated with the standard percolation test procedures within the location proposed for the engineered bed and shown on the engineering drawings., The purpose was to increase the number of test holes for the statistical average and to determine if, with more meticulous preparation, the percolation rate may actually be more rapid than what was measured in our initial study in May, 1994. Percolation testing was performed in the proposed absorption area Southwest of the building. The test holes were hand dug before our arrival at the site to a depth of approximately 30 inches, slightly deeper than the original set of test holes. We scribed the bottom and sidewall of each test hole with a pocketknife, removed all loose soil material, and placed six inches of ,gravel in the bottom of each hole, The subsoil in which the percolation testing was run, consisted of loam or clay loam with small particles of sand and basalt. This soil was well consolidated, and exhibited a slight tendency to swell when. wet. Pre-soaking of the test holes was accomplished by adding water to the holes about every hour during the day for a period of test hours before measurements were taken. A total of between thirty and thirty-five gallons of water was added to each test hole during the day. The results of the percolation testing are presented in Table 1. These results, different from the initial Measurements, now indicate the sandy clay loam soils have an average percolation rate of 8 minutes per inch and are acceptable for an infiltration design for the on -site sewage system bed. The variation in the percolation rates , can in our opinion, be attributed to the methods used to prepare and presoak the test holes. We believe that the second set of test holes presents a rate more in line with the actual permeability of the subsoil within the staked seepage bed site. Sopris Creek Road Snowmass CO 81654 Subject: Soils Evaluation and Percolation Test for Individual Sewage System Design for a Parcel of Land, Lot 66, Filing 1, Aspen Mesa Estates, located at 0099 Palo Verde Dear Ken, As requested, Nelson Environmental and Wastewater Solutions, Ltd., performed a soils study and percolation tests to design a septic system for the proposed residence. We conducted this study according to Sections 4.04 and 4.05 , Chapter IV (Individual Sewage Disposal Systems) of the Eagle County Code on May 17, 1994. We have based our recommendations on the subsurface conditions encountered. The planned residence is a three bedroom, three bathroom, two-story house with approximately 2000 square feet of living area. The location of the proposed residence and sewage disposal field are shown on Figure 1. With water conserving toilets, the wastewater flow from this residence is estimated to be 360 gallons per day (GPD). The investigated site is a 2.59 acre lot on Missouri Heights. The property is served by subdivision wells. The ground surface, which appears natural in the proposed area of the absorption field, slopes rather gently to the Southwest at an 11% grade. There are no irrigation ditches or water courses evident in the area. The foundation of the house was excavated at the time of our investigation, but otherwise, the site was vacant. There was a typical vegetation pattern of pinyon juniper and sagebrush over the property. A soil profile pit, within 25 feet of the proposed absorption area, was excavated to a depth of eight feet. No ground water was encountered in the profile excavation. Bedrock was not present within eight feet of the surface of the ground. However, there was an abundance of loose basalt on the surface and within the subsoil matrix. The basalt exceeded 60% of the volume below three feet. These rocks were from three inches to forty -inches in diameter and intermixed with the subsoil from approximately one foot and down. The soil textures encountered were a clay loam topsoil about twelve inches deep, and a calcareous sandy silt about sixteen inches deep that grades P.O. The test holes were hand dug in the location of the proposed absorption field before our arrival at the site. Several inches of gravel were placed in the bottom of each hole. The subsoil in which the percolation testing was run, consisted of loam or clay loam. This soil was well consolidated, and showed some tendency to swell. Some smearing and compaction was observed in the profile pit. Percolation testing was performed in the proposed absorption area Southwest of the building footprint. Three shallow holes were hand dug to a depth of twenty-five to twenty eight -inches. The percolation holes had been dug on May 12, 1994 and pre-soaked the afternoon before and the morning of the percolation testing. The day of the test, water was added approximately four and one half hours before beginning the percolation test. The results of the percolation testing are presented in Table I. These results indicate the clay loam soils have an average percolation rate of 36 minutes per inch and are acceptable for an infiltration design for the on -site sewage system. \ ai i Minimum Eagle County Requirements: The presence of the basalt rock will require an on -site system design by a registered professional engineer. The usual minimum Eagle/County requirements for this installation are based on a system flow 0 gallons per day. This flow would require a septic tank of 1000 gallons mini volume, and a minimum of 810 square feet of absorption trench, defined as follows: The absorption trenches are excavated less than three -feet (Y) wide and contain a single 4- inch (4") perforated distribution pipe in the center. A minimum of six -inches (6") of 1/2 inch to 2 1 /2 inch diameter gavel is placed under the distribution pipe. A sufficient amount of additional gravel is placed around and over the distribution pipe and to bed and rV�,� cover the pipe with a minimum of two inches (2") of gravel. The trench is then backfilled with a minimum of twelve inches of cover. Recommended On -site Wastewater Disposal Design: There are two issues to address in this design. The first is the removal of the highest layers of 2 Briggs Property Lot 66, Filing 1, Aspen Mesa Estates May 31, 1994 Page 3 basalt rock and soil replacement with a uniform sand. The second is the size and arrangement of the absorption field. To avoid the construction of the absorption field in the fractured basalt, it would appear that the trenches will need to be over excavated and the soil replaced with four feet of sand under the gravel lines. Another option would be to place the absorption trenches in the crown of a constructed sand mound. Either design option will be contained in the design developed by the consulting en!' With the measured percolation�rates, we would recommended the septic system design, in either case, consist of 1219:gallon septic tank and 900 square feet of absorption trenches. An alternative design 'could incorporate an arrangement of graveless trator" ® leaching chambers. The use of the "Infiltrator"TM' leaching chambers, or the like, permits a 50% reduction in bottom area of the trench under County regulations because this surface is not masked with gravel. This reduction is based on manufacturer's claims and on an approval of such a reduction by the Colorado Department of Health, Water Quality Control Division. The absorption field could then consist of three trenches, each 50 feet in length and containing 8 sections of Infiltrator. Limitations: This report has been prepared according to generally accepted practices in this area for use for sewage disposal design purposes. The conclusions and recommendations submitted in this report are based upon data obtained from our site visits at the location indicated. There is some possibility that the nature and extent of variations in the subsurface soils across the site may not have been evident at the time of this investigation, and may need additional evaluation if further excavation reveals conditions considerably different from those described. This office should be advised of any unusual situations as soon as possible so we may reevaluate our recommendations. The Environmental Health Division discontinued percolation tests on November 15, 1994 and final inspections on December 2, 1994 due to climatic conditions. ISDS permits are active for 120 days after the date of issue if no Building Permit has been issued for the same property. If a Building Permit has been issued for the same property the ISDS will expire at the same time as the building permit. If you still plan to apply for a Building Permit this year or in the early months of 1995 you will need to have a percolation test conducted before your Building Permit will be released. The revised design changes only the bed size and will be addressed solely with this letter, and will replace my July 5th letter. The original design was based upon a three -bedroom residence and a percolation rate of 36 minutes per inch (mpi). Recently, Bob nelson provided additional percolation information which verified that the percolation rate in the area in which the bed will be constructed is less than 30 mpi. To provide adequate bed size, the original percolation results for this area will be used. Based on this criteria, the base area required is 810 square feet. An increase of 30% is necessary for bed installation. This area equals 1053 square feet. A reduction in bed size of 40% is allowed for the use of infiltrator units.
