You are maintaining two (2) dwelling units on the parcel. A Temporary Housing Permit (T-11-88) was issued to you on January 24, 1989 and expired on July 24, 1989. The continued use as a dwelling unit of the temporarily permitted structure since that time is considered to be a zoning violation; 2. A review of Building Permit No. 3790 has revealed that the last inspection was performed on January 3, 1991. The Building Permit expired 6 months later on July 3, 1991 but a final inspection and an issuance of a Certificate of Occupancy (CO) has not occurred. The use of the structure as a dwelling unit without a CO is considered to be a Building Code violation. Please contact Paul Clarkson at this office concerning your plans to vacate the one of the structures as a dwelling unit. Gerry Best should be contacted concerning required building inspections and CO requirements. Please understand that the County takes these violations seriously. I have had discussions with County Staff concerning your situation and would offer the following comments: 1. If you are currently performing any construction of the previously permitted dwelling unit, you are doing so illegally. Your building permit expired more than two years ago. 2. Your Building Permit No. 3790.can be reinstated, however, you will likely be charged the full fee to do SO. 3. A Building Permit expires 180 days after the last inspection. Extensions are usually granted by the Building Official upon request. Contact Gerry Best, the Eagle'County Building Official for more information. 3. Since your construction project involves what is a second dwelling unit on the parcel, the Building Official will not reinstate your permit without a valid Temporary Housing Permit. Renewing the permit would ordinarily cost $200.00 unless you request and receive a waiver of that fee from the Board of County Commissioners.
