REGARDING: Ace Lane Septic System
As we discussed on the phone, the current system is adequate for a 3 bedroom
residence. According to our file on the property there are currently 4 bedrooms in
the main house, so this system is undersized. The additional living space in the
studio and garage will increase the number of bedrooms to at least 6. My
recommendation is that you install a separate system for the additional rooms and
not alter the existing system since it is functioning properly at this time. Please be
aware that if it fails it will need to be repaired or replaced. Also, there may be
planning and zoning issues that will need to be addressed when you apply for a
building_ permit. The application we received in May of 2001 was de -activated
because the building plans no longer included plumbing in the garage. The fee
paid at the time was $150 because it was believed at the time a simple connection
of the bathroom in the garage was all that was needed. However, a member of our
staff did do a site visit, and the normal fee for a permit is $350. If the application
g- is_re-activated an additional fee of $200 will be needed. Please let me know what
tthe owner decides to do.

As per our conversation earlier today regarding the Lane garage and the septic
requirements: Mr. Lane and myself have concluded that to install plumbing in the detached
garage is not necessary when considering the current septic capacities and the additional
costs. We will remove all plumbing and waste from the plans, and hope your department will
consider a refund of our $150 ISDS permit application fee. Thank you for you site visit and
time on this matter.
