Subject: RE: Lots 16 and 74 RSR
Ray,
My comments are below; I have also copied this to Tom so he may have some input also.
On lot 74 the drip was actually chosen due to the close proximity to the golf tee box on fairway 12. 1 decided to go
with drip because of two reasons, 1st the equipment required to install is much smaller and quieter causing less
distraction to the golf clients. Most of the drip installation work is actually done by hand. The 2nd reason I chose
drip was this area is in a highly visible location and there is less disturbance to existing vegetation required to
install the drip. We do have adequate soils on this site and could go with chambers if necessary. My intention is to
use drip more frequently at Red Sky in visually sensitive areas. As I have become more familiar with it I feel it is a
great choice in a lot of locations. I requested that Ted design lot 74 with drip if at all possible.
I will discuss with Ted to determine the best way to incorporate the soils information into the plan. The simplest
way may be to copy the portion of the overall site study that Tom did which pertains to a particular lot and include
that information in a cover letter describing the soils. So far lot 80 has been the only lot with less than 4 feet.
When we start construction on a site I do check the soils and verify the soils are suitable for the design. We have
the advantage that because I am on site almost every day, I also see the open excavation of the house
foundation before I begin installation on the site. If a site looks like there may be an issue I can dig a test pit in the
drain field area so we have plenty of time to adjust the ISDS plan if needed.
For Lot 16, when the Aspen Bluff cluster system was designed, it was to handle lot numbers 9-15. At the time of
platting lot 12 was eliminated due to realignment of golf hole number 13. The drain field for lot 16 was designed to
be in the open space on the ridge over looking most of Red Sky. After discussing with Tom, the size of the cluster
system was not changed which allowed for the lot 16 to be added to it replacing lot 12. This saves the native area
from disturbance. We intend to use directional boring and pull a 4 inch HDPE sleeve from the lot 16 side of the
road all the way to the drain filed connection point eliminating most of the surface disturbance. After the 4 inch is
in place we would pull through a continuous section of 2" HDPE dose line inside of it. This would basically give a
double encased pipe the full distance. I can have Ted add some notes to the plans detailing that method of
installation. I will discuss with Tom the best way to address the capacity issue. Cluster system capacity may be
best in the cover letter, replacing the soils information section in cases where drain fields are already installed.

Subject: Lots 16 and 74 RSR
I have just a couple of minor questions and would like your input on how best to resolve these.
Regarding lot 74, shallow bedrock is the concern that's driving the drip line, yet this is not mentioned anywhere. If
we use the plans for capturing this, the project description box might make the most sense. I realize that we
arrived at a LTAR for the entire site based on studies conducted prior to subdivision approval and want to find a
way to at least acknowledge that we considered specific site geology with each permit. Do you have any ideas on
how to best capture this information? In almost every other permit application we review there is a description of
the geology regarding the soil horizons encountered and at what depth along with soil characteristics. I have
included a stipulation on permits from time to time that requires an evaluation of the geology at the time of
installation to verify that four feet of vertical separation is maintained between the bottom of the absorption field

and any bedrock or evidence of high ground water.
Regarding lot 16, is there any additional detail for the road crossing? We typically see double -encasement for
crossing a driveway or road. I think that as we add uses to the cluster systems that an evaluation of capacity
available for the drain field should be performed. For example, a comment regarding what the drain field was
designed to handle along with actual flow quantities derived from pump counts associated with the other systems
would show we clearly have enough area and most importantly, that we're thinking about this and not subject to
the State Site Application process being less than 2,000 gpd. Maybe this can be included in the design criteria
block?
Thoughts?

Dear Ray:
Please accept this letter as Final Certification of the ISDS installed on the property referenced above. The
system was installed according to plan and specifications, with one exception; the addition of a 4" build-
ing sewer and cleanout that is a wye off the original line to serve the lowest portion of the first floor (see
attached PDF drawing). The system discharges to the Aspen Bluff common drain field and is now opera-
tional. The connection to the Aspen Bluff drain field was created by boring under the road and existing
vegetation to the pump vault for the common system. The control panel PLC is programmed as demand
dose to the common field. The NSF alarm dialer shall be installed by the Holland Creek Metro District in
the near future.
