The legal description of the 2.0-acre property is as follows: Subdivision: PURCHARD SUBDIVISION Lot: 2 Parcel ID: 2391-274-03-002 The permit (enclosed) was provided by Eagle County Environmental Health Department. The subject OWTS consists of one 1250-gallon, two-compartment concrete septic tank followed by a soil treatment area (STA) comprised of a 12’ x 50’ pipe and gravel soil treatment area (STA). The OWTS was sized to accommodate 3 bedrooms. Individual Sewage Disposal System (ISDS) Permit 624 documents the system. The permit was issued on June 28, 1983. The section of the permit indicating final approval was not completed; however, a separate letter dated May 11, 1984 notes the system was approved and finalized. A double sweep clean out is located between the residence and the septic tank. The septic tank is located to the south of the residence with both manhole lids just under the grass with 1-foot of risers. The inlet has a baffle built into the cast of the concrete septic tank. The outlet was similar but had experienced some deterioration and was replaced by a traditional sanitary tee. Liquid levels in the septic tank were normal at the time of our inspection. The septic tank was recently pumped by B&R Septic in April 2024. The outlet sanitary tee was repaired and outlet line jetted at the time of pumping. The invoice for this work is enclosed. The drawing indicates a distribution box, which was not accessible from grade at the time of our inspection. No inspection ports were observed in the STA. We walked the approximate area and there was no evidence of surface saturation or failure at the time of the inspection. This evaluation is not a guarantee of future system performance. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector’s expertise in onsite wastewater technology. The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report. The evaluation does not ascertain the impact the system is having on groundwater. Please call with questions.
