BUILDING DEPARTMENT SUMMARY OF MATERIALS AND METHODS OF CONSTRUCTION TO BE USED AT 0398 MTN
VIEW RD., CARBONDALE CO
EXISTING STRUCTURE
An inspection of the building was made by a third party HERS Rater Mark McLain of Confluence Architecture. The house will be
filed for LEED certification by David Zilar of Todays Bldg's Inc.. The owner/ builder Darek Shapiro is an Architect in CT and NY
State with environmental design experience will build a sustainable residence for his family. The engineer of record is Brian Kurtz
of Kurtz & Associates Inc. of Glenwood Springs, CO. He has provided complete structural drawings and stamped the plans.
FLOOR EXISTING CONCRETE SLAB:
The existing radiant heated slab (except for garage) is not insulated.
FLOOR, WOOD JOISTS: THE existing 2X12 wood Joists@ 24 OC supporting the 2nd floor will be insulated above the garage
using with a 2" air space with heat reflective foil and 3" of 2 lb spray polyurethane foam. R-20This insulation be installed under a
stapled up radiant floor on the underside of the ¾ plywood floor sheathing.
WALLS Existing Block Walls:
The unique composition of walls are 16" thick with one withes of 6" and one withes of 8" concrete block separated by a
continuous full height and width core of 3" of polyurethane foam board. Both block withes have re-bar vertically at 16" 0C and
horizontally. The outside of each withes is coated with 1//8 " of Q-Bond which is a fiberglass reinforced structural cement finish.
The numerical R value of above assembly R-20 insulation including R-1 for each withes of block . The HERS blower door test
showed the block wall itself is airtight and also provides thermal lag and the inner block withes a heat sink ( storage). Most of the
heat loss and air leakage where the block wall is connecting with the wood roof.
BLOCK WALL PROPOSED SOLUTION
Infill block repairs will be made with addition of one curved reinforced conc block wall at stair. A continuous insulation and air
sealing envelope system called Exothermo composed of 3" thick 2 lb spray polyurethane foam will be installed around the parapets
and connections with the wood roof to solve existing air sealing and excessive heat conduction issues.
ADDITION OF CONCRETE FOUNDATION WALL - PROPOSED INSULATION
Underground and above grade concrete facing outward after a one month cure will be coated with 2" to 3 1/2" spray polyurethane
foam, R- 13 BELOW GRADE and R-20 ABOVE GRADE. The exothermo insulating and finishing system will be used on the above
grade surfaces and the underside of the cantilevered slabs exterior area.
WALLS STUD, EXISTING AND ADITIONS
The existing 2x 6 stud wall on the south side with 51/2" glass batts is allowing air infiltration. The wall will be renovated to let in the
new windows and doors. The existing fixed glass LowE fixed glass windows will be reinstalled. The exterior sheathing of the
existing 2x 6 walls on first and second floor as well as the 2"x4" walls of the addition will
Be coated with 31/2 " of spray polyurethane spray foam (R-20) using the Exothermo insulating and finishing system. The exterior
finish will be ½ "cement board with a two coat stucco finish. The cement board will also be used for soffit material and to wrap
posts and beams to provide a more fire resistant finish.
DOORS, WINDOWS, & SKYLIGHTS
Existing Doors will be replaced with aluminum clad air tight wood windows with Low-E insulated glass. New windows to be similar
to doors. Skylights to be super insulated.
ROOFS EXISTING: The existing wood frame roofs have 1" of fiberglass batts to remain. In addition to the glass batts, the roofs
over existing single story areas will have 1 to 3" of tapered polyurethane foam fastened to the sheathing and 2 to 3" of 3lb. spray
polyurethane foam with an 1/8" finish coat of sand and silicone roofing surface. The R value will vary by thickness between 2" and
7" and therefore by R-14 to R 50.
ROOFS ADDITONS: OVER THE BEDROOM ADDITION: Where the thinner areas of SPRAY FOAM (2" to 3') is applied over the
new bedroom wing roof, then batt insulation will be installed below the foam above the ceiling to augment the foam and provide a
minimum of R-50 in the roofs , with most roofs having about and R-55.
ROOFS EXPOSED RAFTER AND TONGUE AND GROVE SHEATHING: over the cupola and kitchen will employ 5" of 2 lb spray
polyurethane foam roof, R-33 with a 1" vented cold roof space with sheathing and standing seam steel roof above.
