The property is located outside of Carbondale, in an area where OW TSs and wells are necessary. The property consists of 35 acres and the legal description is Lot 5, Coulter Creek Ranches. SITE CONDITIONS A 1-bedroom, single-family residence is proposed. Native vegetation, including aspen trees, exists in the proposed soil treatment area (STA). The property slopes to the north. A well has been drilled on the south central portion of the property and is greater than 50-feet from the proposed septic tank and greater than 100-feet from the proposed STA. SUBSURFACE The subsurface was investigated on October 6, 2014 by digging two 8-foot deep soil profile test pit excavations (Test Pits). The materials encountered in Test Pit #1 consisted of dark brown, moist, organic topsoil to 18-inches, underlain by medium brown, moist, silty loam with granular structure shape, moderate structure grade, and firm consistence to 6-feet, underlain by medium brown, moist, dense clayey, silty loam with reddish brown to black mottles to a maximum depth explored of 8.0-feet. No bedrock or groundwater was encountered. The materials encountered in Test Pit #2 consisted of dark brown, moist, organic topsoil to 18-inches, underlain by medium brown, moist, silty loam with granular structure shape, moderate structure grade, and firm consistence with 2 to 3-inch diameter cobbles to a depth of 3-feet, underlain by similar material with 4 to 6-inch cobbles to a maximum depth explored of 8.0-feet. No bedrock or groundwater was encountered. A long term acceptance rate (LTAR) of 0.5 gallons per square foot, will be used to design the OWTS, in accordance with Table 10-1 Soil Type 2A presented in the Eagle County On-Site Wastewater Treatment System Regulations, adopted May 13, 2014. Eagle County does not require the OWTS to be designed to accommodate potential future bedrooms in an unfinished area of the residence, at this time. If bedrooms are added in the future, the OWTS will need to comply with applicable regulations at that time. An average daily wastewater flow of 300 GPD will be used. The OWTS will utilize gravity flow to gravelless chamber trenches. The system installation will include a 1000-gallon, two-compartment concrete septic tank with an effluent filter on the outlet tee. Effluent will gravity flow to a distribution box, which must be accessible from grade. Flow levelers must be used in the distribution box to equalize the flow to each trench. The soil treatment area will consist of three rows of 12 ‘Quick 4’ Infiltrator® chambers. Inspection ports are required at the beginning and ends of each trench. The component manufacturers are typical of applications used by contractors and engineers in thi s area. Alternatives may be considered or recommended by contacting our office. Construction must be according to Eagle County On-Site Wastewater Treatment System Regulations, the OWTS Permit provided by Eagle County Environmental Health Department, and this design. Page 4 REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed are of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irritation shall be plated over the area. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on the backfilled STA. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, air release valves and weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall be connected to a control breaker separate from the high water alarm breaker and from any other control system circuits. Excavation equipment must not drive in excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. INSTALLATION OBSERVATIONS ALL SERVICE septic, LLC must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. ALL SERVICE septic, LLC should be notified 48 hours in advance to observe the installation. LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, ALL SERVICE septic, LLC should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. May 30, 2015 Project No. C1103 Kaj Seelbinder kajseelbinder@yahoo.com Onsite Wastewater Treatment System (OWTS) Installation Observations 020 Forest Road Eagle County, Colorado OWTS Permit 10-14-11660 Kaj, ALL SERVICE septic, LLC observed the installation of the onsite wastewater treatment system (OWTS) on May 26, 2015 for the subject property. Holmes Excavation installed the system. The installation included a new 1000-gallon, two-compartment Roth® poly septic tank with an effluent filter on the outlet tee. This filter must be cleaned annually, or as needed. Effluent gravity flows to a distribution box, accessible from grade, with flow equalizers. Effluent is distributed to three gravelless chamber trenches. Each trench consists of 12 ‘Quick 4’ Infiltrator® chambers for a total of 432 square feet of infiltrative area. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. ALL SERVICE septic, LLC should be notified if changes are made to the OW TS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working.
