Estates Subdivision in Basalt, Colorado. We explored the subsurface conditions at the site to provide foundation recommendations for the proposed residence. This report includes a description of the subsurface conditions found in our exploratory borings, recommended foundations and geotechnical criteria for details influenced by the subsoils. The report was prepared from data developed during our field exploration, laboratory testing, engineering analysis and our exper.e with similar conditions. A summary of our conclusions is presented belraw-,,. • > fir SUMMARY OF CONCLUSIONS I. Subsoils found in our exploratory borings consisted of 7 to 8.5 feet of silty and sandy clays overlying 4 and 2.5 feet of clays mixed with gravels underlain by gravelly, cobbly sand. The upper 5 feet of the sandy clays were porous and compressed when tested in the laboratory. 2. No free groundwater was encountered in our borings at the time of drilling. 3. The proposed residence should be founded with spread footings bearing on the clays mixed with gravels designed for a soil bearing pressure of 3,000 psf. If porous sandy clays are found beneath footings, they should be removed and the footings lowered to the clays mixed with gravels. 4. Slabs -on -grade can bear on natural soils. 5. Surface shaping should cause runoff of surface water away from the proposed residence. SITE CONDITIONS The Laura J. Estates Subdivision is located on the west facing hills that form the Roaring Fork Valley about 3/4 mile west of Basalt, Colorado. Single-family residential structures had been built on approximately one-half of the lots. Access was on the aggregate surfaced Big Pinion Road from Highway 82. Lot 13 consisted of a comparatively level area near Little Pinion. Drive and gentle to moderate grades from the north to the south usually estim -- Ilk at between S and IS percent. Vegetation included major pinion and cedcTI- 4es and native grasses, flowers and weeds. Cw� PROPOSED CONSTRUCTION The proposed residence will be a two-story wood -frame structure with a walk -out basement to the south. The residence will have an attached garage in the northern portion. The floor elevation of the garage will be at 103.3. The lower level floor elevation will be at 97. Approximately 7 to 9 feet of excavation for the basement is anticipated. Based on our experience, the foundation loads are anticipated to vary from 1,000 to 3,000 pounds per lineal foot of foundation wall. A deck will be constructed to the west of the house. SUBSURFACE CONDITIONS Two exploratory borings were drilled with a 4-inch diameter continuous flight power auger at the locations shown on Fig. I to investigate subsurface conditions. Drilled .vas directed by our personnel :vho logged the soils and obtained samples. Summary logs of the soils found in our borings, results of field penetration resistance tests, and a portion of iaborator-/ test data are presented on Fig. 2. The subsoils found in our borings consisted of 7 and 8.5 feet of silty and sandy clays overlying clays mixed with gravels underlain by gravelly, cobbly sands to the maximum depth explored of 14 and 13.5 feet. The presence of cobbles caused the drill rig refusal at depths of 13.5 and 14 feet. The upper 5 feet of sandy clays were porous. The porous sandy clays may compress significantly when wetted under footings. Laboratory test results indicated the sandy clay samples tested had liquid limits of 28 percent and plasticity indices of 5 to 6 percent and contained approximately 84 percent silt and clay size particles (passing the No. 200 sieve). A one-dimensional, swell -consolidation test was performed sandy clay sample and test results are shown on Fig. 3. No free groun7ater was encountered in our borings at the time of drilling: FOUNDATION Our investigations indicated the upper 5 feet of sandy clays were porous. The porous sandy clays will compress under footing loads when wetted. In our opinion, the residence should be founded with spread footings bearing on the clays mixed with gravels below the sandy porous clays. The porous sandy clays should be removed beneath footings and the footings lowered to the clays mixed with gravels. We recommend the following design and construction criteria for spread footings. I. Footings should bear on the clays mixed with gravels below the sandy porous clays. Material loosened during the excavation or forming process should be removed from footing areas prior to placing concrete. -3- 2. Footings can be designed for a maximum soil bearing pressure of 3,000 psf. 3. Continuous foundation walls should be reinforced, top and bottom, to span loose soil pockets. We recommend provision of sufficient reinforcement to simply span and unsupported distance of 10 feet with at least two continuous No. 5 bars in the top and bottom of all foundation walls. 4. Minimum footings sizes are desirable. We suggest a minimum width of 16 inches for continuous footings and at least 2 feet by 2 feet for isolated column pads. Larger sizes may be required based on the structural loads. 5. The soils under exterior footings should be protected from freezing. The depth normally assumed for frost protection in the Basalt area is 36 inches. 6. The foundation excavation should be inspected by a representative of our firm to confirm subsurface conditions are as anticipated from our borings. FLOOR SLABS AND EXTERIOR CONCRE TE 2FLATWORK Slabs -on -grade are anticipated in tasement, garage, driveway and exterior walkway areas. Slabs -on -grade may bear on the natural soils. We recommend the following design and construction criteria for slab -on -grade construction. I. Subgrades for supporting slabs -on -grade should be compacted prior to pouring the slabs. 2. Slabs should be separated from exterior walls and interior bearing members with a joint which allows free vertical movement of the slab. 3. Plumbing under the floor slab should be pressure tested. Plumbing and utilities which pass through the slabs should be isolated from the slab. 4. Foundation wall and trench backfill should be compacted to 9/0 percent of ASTM D 698 maximurn dry density. 5. Frequent control joints should be provided. The American Concrete Institute (ACO recommends minimum joint spacing of 15 to 20 feet to control cracking. -4- 6. Exterior sidewalk and patio slabs should be reinforced to function as independent units. Movement of these slabs should not be transmitted directly to the foundation. BASEMENT CONSTRUCTION The basement foundation walls will be subjected to lateral earth pressures. These walls are restrained and cannot move, therefore, they should be designed for the "at rest" lateral earth pressure. Assuming the on -site soils are used as backfill, we recommend using an equivalent fluid density of 50 pcf to calculate lateral earth pressure. The above equivalent fluid density does not include allowance for sloping backfill, hydrostatic pressures, live loads and loads from footings of adjacent structures. Water from surface runoff or landscaping frequently flows through the ,t. comparatively permeable backfill placed adjacent to the bas nt foundation walls and collects on the surface of comparatively impermeable soils occurring at the bottom of the foundation excavations. This can cause wet or moist basement conditions after construction. To reduce the accumulation of water, we recommend provision of a foundation drain. The drain should consist of a 4-inch diameter open joint or slotted PVC pipe encased in free draining gravel. The drain should lead to a sump where water can be removed by pumping or to a positive gravity outlet. Typical foundation drain details are presented on Fig. 4. Backfill placed adjacent_ to foundation walls should be compacted to at least 90 percent of standard Proctor maximum dry density (ASTM D 698). The upper 2 feet of backfill should consist of the more clayey soils found during excavation. This 2-foot layer is to provide a less permeable zone to reduce water infiltration. SURFACE DRAINAGE The performance of foundation and concrete flatwork is influenced by the moisture conditions within the subgrade soils. Overall surface shaping should be designed to cause rapid runoff of surface water away from the proposed residence. Planting or landscaping which requires excessive watering should not be within 10 feet of the residence. We recommend the following precautions be observed during construction and maintained at all times after the residence is completed. 4vk I. Excessive wetting or drying of the open foundation excavatiinhould be avoided.y 2. Water should not be allowed to pond adjacent he residence. Landscaping or planting which requires excessive watering should not be constructed within 10 feet of the residence. 3. Backfill adjacent to the foundation walls should be moistened and compacted. 4. The top 2 feet of wall backfill should consist of the most clayey soils found at the site to reduce infiltration of surface water to the foundation and basement levels. S. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash block and extensions should be provided at all downspout and discharge points. LIMITATIONS Our borings were spaced to obtain a reasonably accurate picture of foundation soil conditions. Variations in the subsurface conditions not indicated by our borings are always possible. We should inspect the completed foundation excavation. This investigation was conducted in a manner consistent with that level of core and skill ordinarily exercised by the members of the profession currently -b- practicing under similar conditions in the locality of this project.: Ao other warranty, express or implied, is made.
