1. Basis of Bearings: Bearings shown hereon are based on an assumed bearing of
N90'00.00 "E. between the northwest comer of Lot 1 and the northeast corner of Lot 1,
both comers being monumented as shown hereon.
2. Date of field survey : 9/19/2014.
3. Units of linear measurements are displayed in US Survey Feet.
4. SGM will not be responsible for any changes made to this document after it leaves our
possession. Any copy, facsimile, etc., of this document must be compared to the original
signed, sealed and dated document to insure the accuracy of the information shown on
any such copy, and to insure that no such changes have been made.
5. Any subsurface utilities not shown, were not marked by appropriate utility companies at
the time of this survey and therefore are shown hereon. Client /contractor must contact
specific utility companies to verify both the location and depth of respective utilities.
Additional surveying work may be required to show any such subsurface utility locations
on this drawing. SGM will not be responsible for protection of subsurface utilities not
marked on the ground at the time of this survey.
6. This survey is based upon the recorded plat of Lot 1, Minor Subdivision /Amended Plat
and Special Review Site Plan of Lot 1, recorded as Reception No 546397 of the Eagle
County records.
7. Fences shown hereon, if any, have been shown for general reference and do not
neceaarily depict limits of ownership.
8. This survey is based on the monuments bearing Colorado PLS 114111 (surveyor of
record for Basalt Ridge Subdivision) found at the northerly property line of Lot 1, and
other property comers within Basalt Ridge Subdivision that all coincide with each other
mathematically. Monuments found at the southerly line of Lot 1 bear illegible PLS
Numbers, or are monuments set by surveyors other than the surveyor of record for
Basalt Ridge Subdivision, and do not fit mathematically with the dimensions shown on
Basalt Rage Subdivision.
9. The survey was prepared without benefit of a current title commitment. The property
shown hereon is subject to all easements, rights —of —ways, building setbacks or other
restrictions of record, as such items may affect this property. This survey does not
represent a title search by this surveyor to determine ownership or to discover
easements or other encumbrances of record.
I, David A Cooper, being a registered Professional Land Surveyor, licensed in the State of
Colorado, do hereby certify that this Land Survey Plat was prepared by SGM on this date,
October';; 2014, based on site conditions as they existed during a field survey performed
during September, 2014, under my direct supervision and checking and that it is true and
correct to the best of my knowledge and belief.
