Eagle, State of Colorado, being more particularly described by metes and bounds as follows: Beginning at the Southerly corner of Lot 12, Meyer
Subdivision, plat filed for record September 19, 2005 at Reception No. 929947, in the Eagle County Clerk and Recorder's office, County of Eagle, State
of Colorado; thence along the Northeasterly property line of said Lot 12, N 39022'04" W a distance of 137.60 feet to the Northerly corner of said Lot
12; thence N 62051'00" E 30.98 feet to a point on the ordinary high water mark/line of the Eagle River; thence along the said ordinary high water
mark/line the following three(3) courses: 1) S 39118'52" E a distance of 45.38 feet to a point; 2) S 21012'21" E a distance of 42.76 feet to a point; 3) S
41127'15" E a distance of 43.63 feet to the Northwesterly corner of a parcel of land described in Quit Claim Deed Reception No. 201223569 and being
shown on a Improvment Survey Plat, recorded in the Eagle County Engineering office under Map No. 1029 and 1030; thence along the Westerly line of
said parcel described in Quit Claim Deed Reception No. 201223569, S 46113'04" W a distance of 18.55 feet to the point of beginning, County on Eagle,
State of Colorado.
