COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION NO. 98 - �r
APPROVAL OF SPECIAL USE PERMIT FOR THE
EL JEBEL FIRE STATION
FILE NO. ZS -00020
WHEREAS, F.B. Crawford Co., ( "Applicant ") did file an application with the Eagle
County Department of Community Development on or about June 19, 1997, for a
Special Use Permit for a Fire Station and Public Meeting Facility on a 35 acre parcel
located in the Resource Zone District, in the unincorporated area of Eagle County
described below as follows:
Portion of Lot 9, NW1 /4, SE1 /4, Section 34, Township 7 South,
Range 87 West of the 6th Principle Meridian;
and
WHEREAS, the special use would occur on less than the 35 acre minimum lot
pursuant to ECLUR 2.06.01 4) (a);
and
WHEREAS, the Fire Station and Public Meeting Facility use shall occur on a 2.4
acre parcel located on the 35 acre property as shown in the application;
and
WHEREAS, based on the evidence, testimony, exhibits, study of the Master Plan
for the unincorporated areas of Eagle County, comments of the Eagle County
Department of Community Development, comments of public officials and agencies, the
recommendation of the Planning Commission, and comments from all interested
parties, the Board of County Commissioners of the County of Eagle, State of Colorado
( "the Board "), finds as follows:
1. That proper publication and public notice was provided as required by law
for the hearings before the Planning Commission and the Board; and
2. That the proposed special use conforms to the requirements of Section
2.09 of the Eagle County Land Use Regulations, which are incorporated
herein as if set forth with particularity; and
3. Utilities are adequate to provide water and sanitation service; and
4. Street improvements are adequate to accommodate traffic volume
generated by the proposed fire station, if the approval conditions below
are satisfied; and

adjacent uses of land through installation of landscaping; and
6. A detailed site plan drawn to scale showing all physical features and final
design was submitted and considered by the Board; and
7. The special use is not detrimental to the character of the neighborhood;
and
8. The special use is consistent with the Mid - Valley Community Master Plan;
and
9. Use of the parcel for a fire station is compatible with the existing
neighborhood; and
10. The use does not have the potential to negatively effect the character of
the neighborhood; and
11. The physical arrangement of use on the proposed site is adequate; and
12. That for the above - stated and other reasons, the proposed special use is
in the best interest of the health, safety, morals, convenience, order, pros-
perity and welfare of the citizens of Eagle County.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF COUNTY
COMMISSIONERS OF THE COUNTY OF EAGLE, STATE OF COLORADO:
That the application of F.B. Crawford Co., File No. ZS- 00020, for a Special Use
Permit for a Fire Station and Public Meeting Facility within the Resource Zone District
described herein, be approved, subject to the following conditions:
A. The following conditions shall be placed upon this approval and that
violation of any condition shall be the basis for revocation of the Special
Use Permit:
1. All landscaping shall be collateralized as part of the Building
Permit Process.
2. The Applicant shall provide warning signs for this development,
and based upon any future traffic studies or reports the Eagle
County Engineering Department may require traffic signalization at
the intersection of J.W. Drive and El Jebel Road; the applicant shall
have the right to appeal the requirement for signalization to the
Board of County Commissioners.
B. All material representations made by the Applicant in the application
and public meeting shall be adhered to and considered conditions of
approval, unless otherwise amended by other conditions.
THAT, this permit shall be subject to periodic review by the Planning
Department, and shall be heard by the Board of County Commissioners only if
complaints are received and not satisfactorily resolved by the staff.
THAT, the Board of County Commissioners directs the Department of
Community Development to provide a copy of this Resolution to the Applicant.

THAT, the Board hay finds, determines and declares t this Resolution is
necessary for the health, safety and welfare of the citizens of Ea Ie County.
MOVED, READ AND ADOPTED by the Board of County Commissioners of the
County of Eagle, State of Colorado, at its regular meeting held the 29th day of June,
1998, nunc pro tunc to the 18th day of May, 1998.
