COUNTY BOARD OF EQUALIZATION
COUNTY OF EAGLE, STATE OF COLORADO
Resolution No. 98 -E - 4
IN RE: EQUALIZING PROPERTY VALUATION
THROUGHOUT EAGLE COUNTY
WHEREAS, the Board of County Commissioners of Eagle County, Colorado,
organized and convened as the Eagle County Board of Equalization for the purposes of
adjusting, equalizing, raising or lowering the valuation for assessment of real and personal
property within this county, fixed and made by the County Assessor for the year 1998; and
WHEREAS, pursuant to C.R.S. 39 -8 -102, the County Board of Equalization shall
review the valuations for assessment of all taxable property appearing in the assessment
roll of the county; correct any errors made by the County Assessor; and, whenever in its
judgment justice and right so require, it shall raise, lower, or adjust any valuation for
assessment appearing in the assessment roll to the end that all valuations for assessment
of property are just and equalized within the county; and
WHEREAS, with the concurrence of the Hearing Officer the Assessor desires to
adjust certain real and personal property that has not been previously appealed, for the
purpose of correcting errors and equalizing the neighboring lands, more specially
described in Exhibit "A" attached hereto and made a part hereof by this reference.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Eagle County, Colorado, acting as the Board of Equalization:
THAT, the Board hereby enters orders with respect to the 1998 assessments of real
and /or personal property in accordance with the adjustments set forth in Exhibit "A."
THAT, the Board directs the Assessor to adjust the valuation as set forth in Exhibit
' A," and directs the County Clerk to notify those proper owners whose values shall be
adjusted, as set forth in said Exhibit A, within five business days of the adoption of this
resolution.

THAT, the Board finds, determines, and declares that this Resolution is necessary
for the public health, safety and welfare of the citizens of the County of Eagle, State of
Colorado.
MOVED, READ, AND ADOPTED by the Board of County Commissioners of the
County of Eagle, State of Colorado, in its capacity as the County Board of Equalization, at
its regular meeting held thisdazt of August, 1998.

Re: Change in valuation to promote equity in the Avon core area
Honorable Board:
Pursuant to CRS 39 -8 -102, the Eagle County Assessor is requesting value changes in the
following property for the 1998 assessment year.
The schedule involved in this request , and the Assessor's determination are as follows:
Schedule #022673: Land value increase from $244,410 to $916,530
The original valuation was based on the Property Owner's allegation that the parcel was non -
buildable. Based on new information from the Town of Avon planning department, it was
discovered that there are no building restrictions currently on the parcel. In fact, as a recent
newspaper article suggests, development plans are already in place for the Subject Parcel. The
current plans call for a multi -story building with underground parking. Based on erroneous
information, the original valuation premise was incorrect. The recommended valuation equalizes
with other similar parcels in the Avon core area.

Honorable Board:
Pursuant to CRS 39 -8 -102, the Eagle County Assessor is requesting value changes in the
following property for the 1998 assessment year.
The schedule involved in this request , and the Assessor's determination are as follows:
Schedule #046684: Land value increase from $10 to $589,370
The original valuation was due to erroneous interpretation of the plat description. The plat stated
that there should be no land allocation to this parcel. Based on that information, the appraiser valuad
the parcel at $10. However, there are future development rights associated with the ownership of
this parcel. Therefore, there is value inherent in the parcel based on those rights. The recommended
- valuation equalizes with other similar parcels in the Old Orchard Plaza.
