COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION N0.2003- I ~J
APPROVING A SITE SPECIFIC PLAN
FOR AN INFORMATIONAL SIGN FOR THE
BERRY CREEK RANCH PLANNED UNIT DEVELOPMENT
FILE NO. PDA-00045
WHEREAS, at its public hearing of October 7, 2003 the Board of County Commissioners of
the County of Eagle, State of Colorado (hereinafter the "Board") approved, with condition, an
amendment to the Amended and Restated Guide of the Berry Creek Ranch Planned Unit Development
(hereinafter the "PUD Guide") which allows for the construction and placement of informational sigffi
and entry monument signs within the Development; and,
WHEREAS, on or about June 26, 2003, the County of Eagle, State of Colorado, accepted for
filing an application submitted by Berry Creek Ranch Metropolitan District (hereinafter "Applicant") for
approval of a site specific plan for an Informational Kiosk Sign described as follows:
A three panel sign, 10 feet tall by 18 feet wide, fronted by a vehicle pull-off and parking area
and located at the intersection of Berry Creek Road and Latigo Circle in the Berry Creek
Ranch Planned Unit Development.
See Plans and Elevations, attached as EXHIBIT A; and
WHEREAS, based on a review of applicable PUD Guide Standards, the recommendation of
Staff, and comments from all interested parties, the Board of County Commissioners of the County of
Eagle, State of Colorado, finds as follows:
That proper publication and public notice were provided as required by law for the hearings
before the Board; and

Pursuant to the Amended and Restated Guide of the Berry Creek Ranch Planned Unit
Development, Section IV, Simon Regulations, b. Informational Signs
(1) Information, the information proposed for the sign WILL include an Area Man, a
Community Bulletin Board, and Singletree Amenity Contacts, and with the exception of
the Amenity Contacts and the Community Bulletin Board, WILL NOT contain other
forms of commercial or personal advertising; and
(2) Materials. The sign WILL BE constructed of stone, rock, heavy timber stucco and/or
concrete; and
(3) Dimensions. The sign WILL conform to the maximum allowable dimensions of 25 feet
wide by 14 feet tall by 8 feet deep, the map panel area WILL BE 34 square feet or less,
and other panels WILL BE 24 square feet or less; and
(4) Landscaping. The surrounding landscape WILL BE coordinated with the sign, WILL
compliment and not obstruct the sign, and WILL NOT obstruct the sight distances of the
adjacent and/or intersecting roads; and
(5) Lighting. Lighting for the sign SHALL BE installed to minimize light pollution; and
(~ Maintenance. The sign SHALL BE maintained to be safe to the public and neat in
appearance.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of the County
of Eagle, State of Colorado:
THAT, the application submitted by the Berry Creek Metropolitan District for an
Informational Kiosk Sign for the Berry Creek Ranch Planned Unit Development be and is hereby
granted.
THAT, the Board directs the Department of Community Development to provide a copy of
this Resolution to the Applicant.
THAT, the Board hereby finds, determines and declares that this Resolution is necessary for
the health, safety and welfare of inhabitants of the County of Eagle, State of Colorado.
