COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION NO.2003- ~ ~"
APPROVING A SITE SPECIFIC PLAN
FOR AN ENTRY MONUMENT SIGN
ON WINSLOW ROAD IN THE
BERRY CREEK RANCH PLANNED UNIT DEVELOPMENT
FILE NO. PDA-00045
WHEREAS,. at its public hearing of October 7, 2003 the Board of County Commissioners of
the County of Eagle, State of Colorado (hereinafter the "Board") approved, with conditions, an
amendment to the Amended and Restated Guide of the Berry Creek Ranch Planned Unit Development
(hereinafter the "PUD Guide") which allows for the construction and placement of informational signs
and entry monument signs within the Development; and,
WHEREAS, on or about June 26, 2003, the County of Eagle, State of Colorado, accepted for ,
filing an application submitted by Berry Creek Ranch Metropolitan District (hereinafter "Applicant") for
approval of a site specific plan for an Entry Monument Sign described as follows:
An entrance sign, 4 feet tall by 11 feet wide located on the east bank of Winslow Road just
north of the Winslow Road I-70 underpass in the Berry Creek Ranch Planned Unit
Development.
See EXHIBIT A, Entry Monument Sign Plan, and
EXHIBIT B, Winslow Road Entry Monument Sign Location
WHEREAS, based on a review of applicable PUD Guide Standards, the recommendation of
Staff, and comments from all interested parties, the Board of County Commissioners of the County of
Eagle, State of Colorado, finds as follows:
That proper publication and public notice were provided as required by law for the hearings
before the Board; and

WHEREAS, based on a review of applicable PUD Guide Standards, the recommendation of
Staff, and comments from all interested parties, the Board of County Commissioners of the County of
Eagle, State of Colorado, finds as follows:
That proper publication and public notice were provided as required by law for the hearings
before the Board; and

Pursuant to the Amended and Restated Guide of the Berry Creek Ranch Planned Unit
Development, Section IV, Sign Resulations, a. Monument Sims
(1) Materials. The sign WILL BE constructed of stone, rock, heavy timber stucco and/or
concrete; and
(2) Dimensions. The sign WILL conform to the maximum allowable dimensions of 12 feet
wide by 8 feet tall by 2 feet deep; and
(3) Landscaping. The surrounding landscape WILL BE coordinated with the sign, WILL
compliment and not obstruct the sign, and WILL NOT obstruct the sight distances of the
adjacent and/or intersecting roads; and
(4) Lighting. Lighting for the sign SHALL BE installed to minimise light pollution; and
(5) Maintenance. The sign SHALL BE maintained to be safe to the public and neat in
appearance.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of the County
of Eagle, State of Colorado:
THAT, the application submitted by the Berry Creek Metropolitan District for an Entry
Monument Sign at the Winslow Road entrance to the Berry Creek Ranch Planned Unit
Development be and is hereby granted.
THAT, the Board directs the Department of Community Development to provide a copy of
this Resolution to the Applicant.
THAT, the Board hereby finds, determines and declares that this Resolution is necessary for
the health, safety and welfare of inhabitants of the County of Eagle, State of Colorado.
