WHEREAS, Blue Lake Development Company, a Colorado
corporation, is the developer /subdivider of the Blue Lake
Planned Unit Development located on an approximate 276.93 acre
parcel of land generally located north of State Highway No. 82
near the Garfield -Eagle County line in Sections 33 and 34,
Township 7 South, Range 87 West of the Sixth Principal Meridian,
County of Eagle, Colorado, and more particularly described in
Exhibit "A" attached hereto and incorporated herein by this
reference; and
WHEREAS, pursuant to Section 2.06.13 of the Eagle
County Land Use Regulations, 1982, as amended, and the Planned
Unit Development Act of 1972, Section 24 -67 -101 et seq., C.R.S.,
the Board of County Commissioners of the County of Eagle, State
of Colorado (the "Board "), at its regular meeting of March 28,
1984, approved the establishment and development of Blue Lake as
a Planned Unit Development; and
WHEREAS, pursuant to the aforementioned Land Use
Regulations and Act, and as a condition of the Board's approval
of Blue Lake as a Planned Unit Development, Blue Lake
Development Company was required to submit for the Board's
consideration and approval a Planned Unit Development Plan for
the purposes to define and establish the limitations,
restrictions and land uses governing the development of Blue

Lake; said Planned Unit Development Plan being set forth in
Exhibit "B" attached hereto and incorporated herein by this
reference; and
WHEREAS, the Board, having reviewed the Planned Unit
Development Plan for Blue Lake, does hereby resolve as follows.
NOW, THEREFORE, BE IT RESOLVED by the Board -of County
Commissioners of the County of Eagle, State of Colorado:
THAT, the Board hereby approves the Planned Unit
Development Plan for Blue Lake set forth in Exhibit "B" as the
plan governing the development of Blue Lake.
THAT, the Planned Unit Development Plan for Blue Lake
set forth in Exhibit "B" shall not be amended, modified, removed
nor released except in accordance with the provisions contained
therein and /or the Planned Unit Development Act of 1972.
THAT, a copy of this Resolution and the Planned Unit
Development Plan for Blue Lake set forth in Exhibit "B" shall be
recorded in the property records of the County of Eagle, State
of Colorado.
THAT, this Resolution is necessary for the benefit of
the health, safety and welfare of the citizenry of the County of
Eagle, State of Colorado.
MOVED, READ AND ADOPTED by the Board of County
Commissioners of the County of Eagle, State of Colorado, at its

PUD CONTROL GUIDE
BLUE LAKE PUD
EAGLE COUNTY, COLORADO
The purpose of this document is to clearly define the controls which will
guide the development of the PUD. Included are only those controls which are
at variance from the standard Eagle County land use regulations and are unique
to the Blue Lake PUD. By example, the Blue Lake PUD zonina regulations shall
take precedence over the Eagle County zoning requlations to the extent of the
subjects addressed by the Blue Lake PUD zone regulations. All other Eagle
County land use requlations shall be applicable to the Blue Lake PUD.
This PUD Control Guide approved by the Board of County Commissioners of Eagle

Prior to the sale of a following listed lot, a detailed site plan will be
submitted for review and approval by the Eagle County Department of Community
Development. The site plan shall show the location of residence, garage,
vehicular parking areas and drives, other miscellaneous site improvements and
landscape treatments. As a guideline, the landscape treatment for each lot
shall include, in addition to the landscape requirements called for by the
Blue Lake Covenants, three (3) trees (minimum 1 -inch caliper) and eighteen
(18) shrubs.
