RESOLUTION
OF THE
BOARD OF COUNTY COMMISSIONERS
COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION No. 83 - '7,k'
ZONE DISTRICT AMENDMENT - Frazier /Perrow ,
File No. - ZC- 188 -83
WHEREAS, Steve Isom of i -plan, inc., did file an
application with the Eagle County Department of Community
Development on or about July 15, 1983, to rezone the
herein described property in Eagle County
from Resource Zone District to Rural Residential Zone
District; and
WHEREAS, a public hearing was held by the Board of
County Commissioners of the County of Eagle, State of
Colorado, on September 14, 1983; and
WHEREAS, based on the evidence, testimony, exhibits,
study of the Master Plan for the unincorporated areas of
Eagle County, comments of the Eagle County Department of
Community Development, comments of public officials and
agencies, the recommendation of the Eagle County Planning
Commission, and comments from all interested parties, this
Board of County Commissioners of the County of Eagle, State
of Colorado, finds as follows:
1. That proper publication and public notice was
provided as required by law for the hearing before the
Planning Commission and the Board of County Commissioners.
2. That the proposed zoning is consistent with the
Master Plan.
3. That the area in question possess the geological,
physical and other environmental conditions compatible with
the charateristics of the use requested.

4. That the advantages of the use requested outweigh
the disadvantages.
5. That the proposed rezoning is necessary in order to
provide land for a demonstrated community need.
6. That for the above stated reasons, the proposed
zoning is in the best interest of the health, safety,
convenience, order, prosperity and welfare of the citizens of
Eagle County, Colorado.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of the County of Eagle, State of Colorado:
THAT the petition of Frazier & Perrow by Steve Isom, agent,
file number ZS- 188 -83, for a zoning amendment to change from
Resource Zone District to Rural Residential Zone District
be and is hereby approved for the following described
property located in the unincorporated area of Eagle County:
(SEE ATTACHED EXHIBIT "A ")
THAT the Board of County Commissioners directs the
Director of the Department of Community Development to enter
this amendment on the approriate page of the Official
District Map and record the change in the office of the Eagle
County Clerk and Recorder.
MOVED, READ, AND ADOPTED by the Board of County
Commissioners of the County of Eagle, State of Colorado, at
its meeting held the lam day of OCCTOgtI?— , 1963, nunc pro
tunc to 14th day of September , 1983.

Legal description for Frazier /Perrow parcel:
A parcel of land, located in Tract 58, Section 11, Township 8
South, Range 87 West of the 6th Principal Meridian, as Follows:
Beginning at the NW corner of said Tract 58, thence North
880 53' East, 40.85 feet to the Southwesterly right of way
line of the D & RGW Railroad; thence along said right OF way
South 370 51' 30" East 749.35 feet; thence along the arc of
a 30 52' curve to the left, which arc subtends, a chord
bearing South 390 53' 07" East 102.96 feet; thence leaving
said right of way along a fence line North 810 04' East
564.98 feet to the West line of said Tract 58; thence alone
said , -lest line North 00 51' West 582.25 feet to the point
of beginning,
