Alpha Excavation installed the system. The OWTS design is based on 2-bedrooms. An average daily wastewater flow of 525 GPD was used. The soils were verified prior to installation of the new portion of the soil treatment area (STA). The subsurface was investigated on May 5, 2025 by digging one soil profile test pit excavation (Test Pit). A visual and tactile soil analysis was completed by Carla Ostberg at the time of excavation.1 The materials encountered in Test Pit #1 consisted of light brown sandy loam to a maximum depth explored of 8.0-feet. No bedrock or groundwater was encountered. A sample of the soil was taken from Test Pit #1 at 3-feet below grade. Soil structure grade was moderate. The soil formed a ball and a ribbon less than 1-inch in length before breaking. Soil structure shape was blocky and consistence was friable. Soil texture was more gritty than smooth. The soil is consistent with Soil Type 2, Sandy Loam, with moderate structure grade. A long-term acceptance rate (LTAR) of 0.5 gallons per square foot will be used to design the STA. This application rate is conservative for the purposes of sizing and could have been 0.6 gallons per square foot. 1 Carla Ostberg holds a Certificate of Attendance and Examination from the CPOW Visual and Tactile Evaluation of Soils Training. Test Pit #1 The existing sewer line from the house to the septic tank and existing 1250-gallon septic tank remained in use. A 6-inch riser to the outlet side of the septic tank to bring access to grade without multiple lids was added. Four existing trenches consist of 9 ‘ADS’ ARC 36 chambers remained in use. Two additional trenches, each with 9 ‘ADS’ ARC 36 chambers were added for a total of 54 chambers and 810 SF of infiltrative area. Inspection ports were installed at the beginning and end of each new trench and at the beginning of each existing trench. Ports were cut to grade and placed in sprinkler boxes for access. The OWTS was generally installed according to specifications. This observation is not a guarantee of workmanship and/or parts and materials. CBO Inc. should be notified if changes are made to the OWTS in the future. Any additional OWTS construction must be according to the county regulations. LIMITS: Observations are limited to components that are visible at the time of the inspection. The installer must have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. The 5-acre property is located outside of Carbondale, in an area where OWTSs and wells are necessary. Legal Description: Subdivision: SODERBERG SUB FIL #4 Lot: 2 BK-0539 PG-0888 MAP 10-11-90 928813 EAS 09-08-05 928814 EAS 09-08-05 Parcel ID: 2391-284-04-002 SITE CONDITIONS The property is currently developed with a 2-bedroom residence and is served by an existing OWTS with a 1250-gallon 1, two-compartment Copeland concrete septic tank followed by a soil treatment area (STA) consisting of four gravelless chamber trenches connected serially, each with 9 ‘ADS’ ARC 362 chambers for a total of 36 chambers and 540 square feet of infiltrative area. Permit No. OWTS-12-09-4108 documents the system. The system was sized to accommodate 2 bedrooms. The permit was issued on May 6, 2011. A remodel of the residence is desired. Near term, there will be an addition of a 3rd bedroom. While there are no immediate plans for further expansion, and we are sizing the system to accommodate up to 4 total bedrooms in the single-family residence. We conducted an inspection of the OWTS on January 16, 2025. The septic tank is located to the south of the residence. Both septic tank lids were accessible from grade at the time of our inspection. One foot of risers were installed on the inlet side of the septic tank and no risers were installed on the outlet side of the septic tank (although two lids are stacked on one another). At the time of the inspection, liquid levels in the septic tank were normal. The septic tank was pumped by Altitude Septic at the time of the inspection and the filter was cleaned. The outlet pipe is cocked up slightly which is an indication of settling outside of the septic tank. 1 Documented volume is 1000-gallons; however, actual volume was verified as 1250-gallons at the time of our January 16, 2025 inspection. 2 ‘ADS’ ARC 36 chambers measure 3’ wide by 5’ long for a total of 15 square feet per chamber. Page 2 We walked the approximate STA. There was snow cover at the time of our inspection and we did not observe inspection ports, but we understand they are present and should be easy to find once the snow melts. There should be no traffic or staging of material over the STA site to avoid compaction of soils. One soil profile test pit was excavated and three percolation tests run. “…The materials in the profile pit consisted of 6 inches of topsoil, underlain by sandy clay to 6 feet, underlain by silty sand and small basalt fragments to the maximum depth explored of 8 feet. Groundwater was not encountered. Percolation rates ranged from 20 minutes per inch (MPI) to 80 MPI, with an average rate of 47 MPI. A 47 MPI rate, and an application rate of 0.5 gal/SF will be used to design the OWS.” With this documentation and our knowledge of soils in the area, we are assuming soils are consistent with Soil Type 2A. An application rate of 0.5 gal/SF has been used to estimate additional square footage necessary to accommodate additional bedrooms. A soil profile test pit must be excavated prior to installation of the additional trenches. This office must be called to verify soils. If findings are different than described, the design may be subject to change. Page 5 DESIGN SPECIFICATIONS Table 1 below compares the size of the existing OWTS compared to what is needed to serve a remodel which could include up to 4-total bedrooms in a single-family residence. An average daily wastewater flow of 525 GPD will be used. For the purposes of this OWTS design, Benchmark Elevation has been established as 100’ as the elevation of the sewer line existing the septic tank. It should be noted that the outlet side of the septic tank has no risers but is approximately 6-inches below native grade (2 lids have been added). CBO Inc. should be notified of any discrepancies or problems with grade elevations of proposed components during installation of the OWTS. OWTS Component Minimum Elevation Distribution Box (NEW) Approximate horizontal distance 10’ / min. 1% fall / min. 1.25” fall Infiltrative Surface min. 1% fall to all trenches (we recommend locating the beginning of each trench to determine the elevation of the new distribution box) *Elevations are based upon standard OWTS installation practices. Component elevations may change during installation due to site conditions. Minimum grade refers to piping between components. The existing sewer line from the house to the septic tank and existing 1250-gallon septic tank will remain in use. We recommend adding a 6-inch riser to the outlet side of the septic tank to bring access to grade without multiple lids. The existing sewer line exiting the septic tank is cocked upward, which is an indication of settling of the sewer line outside of the septic tank. This sewer line should be re-aligned to exit the septic tank level and then drop with a minimum of 1% fall to the new distribution box. Page 6 The elevation and location of the new distribution box should be set based on the location and elevations of the existing chamber trenches. The distribution box must be accessible from grade with flow equalizers, or similar product, installed on each outlet pipe in the distribution box to assure equal flow to each trench. Four existing trenches consist of 9 ‘ADS’ ARC 36 chambers and two additional trenches, each with 9 ‘ADS’ ARC 36 chambers will be added for a total of 54 chambers and 810 SF of infiltrative area. There must be at least 4-feet of undisturbed soil between existing and new trenches. Inspection ports must be installed at the beginning and end of each new trench. We recommend installing inspection ports at the beginning of each existing trench if they are not already present. Ports may be cut to grade and placed in sprinkler boxes for access. COMPONENT SPECIFICATIONS The component manufacturers are typical of applications used by contractors and engineers in this area. CBO Inc. must approve alternative components prior to installation of the OWTS. Requests must be submitted, in writing, to our office for approval prior to installation. INSTALLATION CONTRACTOR CBO Inc. expects that the installer be experienced and qualified to perform the scope of work outlined in this design. The installer must review this design thoroughly and coordinate with our office in advance of installation. Any additional conditions in this design or county permit must be completed and documented prior to final approval of the OWTS installation. Communication between the installer and this office is expected throughout the installation. INSTALLATION OBSERVATIONS CBO Inc. must view the OWTS during construction. The OWTS observation should be performed before backfill, after placement of OWTS components. Septic tanks, distribution devices, pumps, dosing siphons, and other plumbing, as applicable, must also be observed. CBO Inc. should be notified 48 hours in advance to observe the installation. Page 7 In an effort to improve the accuracy of the record drawing, we request that the installer provide a sketch of the installation, including path of the sewer lines, water line installation (if applicable), septic tank location, STA location, and measurements from building corners or another fixed objects on the property. This sketch is most easily provided on Sheet W2.0 of the OWTS Design Packet. Photographs of the installation and final cover are also requested to supplement our installation documentation. REVEGETATION REQUIREMENTS An adequate layer of good quality topsoil capable of supporting revegetation shall be placed over the entire disturbed area of the OWTS installation. A mixture of native grass seed that has good soil stabilizing characteristics (but without taproots), provides a maximum transpiration rate, and competes well with successional species. No trees or shrubs, or any vegetation requiring regular irrigation shall be placed over the STA. Until vegetation is reestablished, erosion and sediment control measures shall be implemented and maintained on site. The owner of the OWTS shall be responsible for maintaining proper vegetation cover. OPERATION INFORMATION AND MAINTENANCE The property owner shall be responsible for the operation and maintenance of each OWTS servicing the property. The property owner is responsible for maintaining service contracts for manufactured units, alternating STAs, and any other components needing maintenance. Geo-fabrics or plastics should not be used over the STA. No heavy equipment, machinery, or materials should be placed on the backfilled STA. Machines with tracks (not wheels) should be used during construction of the STA for better weight distribution. Livestock should not graze on the STA. Plumbing fixtures should be checked to ensure that no additional water is being discharged to OWTS. For example, a running toilet or leaky faucet can discharge hundreds of gallons of water a day and harm a STA. If an effluent filter or screen has been installed in the OWTS, we recommend this filter or screen be cleaned annually, or as needed. If the OWTS consists of a pressurized pump system, we recommend the laterals be flushed annually, or as needed. The homeowner should pump the septic tank every two years, or as needed gauged by measurement of solids in the tank. Garbage disposal use should be minimized, and non-biodegradable materials should not be placed into the OWTS. Grease should not be placed in household drains. Loading from a water softener should not be discharged into the OWTS. No hazardous wastes should be directed into the OWTS. Mechanical room drains should not discharge into the OWTS. The OWTS is engineered for domestic waste only. ADDITIONAL CONSTRUCTION NOTES If design includes a pump, weep holes must be installed to allow pump lines to drain to minimize risk of freezing. The pump shall have an audible and visual alarm notification in the event of excessively high- water conditions and shall be connected to a control breaker separate from the high-water alarm breaker and from any other control system circuits. The pump system shall have a switch so the pump can be manually operated. Excavation equipment must not drive in the excavation of the STA due to the potential to compact soil. Extensions should be placed on all septic tank components to allow access to them from existing grade. Backfill over the STA must be uniform and granular with no material greater than minus 3-inch. Page 8 LIMITS: The design is based on information submitted. If soil conditions encountered are different from conditions described in report, CBO Inc. should be notified. All OWTS construction must be according to the county regulations. Requirements not specified in this report must follow applicable county regulations. The contractor should have documented and demonstrated knowledge of the requirements and regulations of the county in which they are working. EXISTING CONDITIONS The subject property is located in a rural area where Onsite Wastewater Systems (OWS)and wells are necessary.There are no structures on the property.There is an existing well located in the southeastern portion of the lot,as indicated on Figure 1.The slope at the area of the percolation holes is 5%to the west,and vegetation consists of a full cover of native grasses and sagebrush. GEOLOGY A geologic map for the area is the RECONNAISSANCE GEOLOGIC MAP OF THE CONIFER QUADRANGLE,JEFFERSON COUNTY,COLORADO MISCELLANEOUS FIELD STUDIES MAP MF-597.A portion of the map is presented on Figure 5.Subsurface conditions were exposed in test pit excavated at the proposed repair field location and at an outcrop of rock west of the existing well.The test pits indicate the site is underlain by a thin layer of topsoil,underlain by sandy clay to 3 feet,underlain by intensely weathered gneiss bedrock to a depth of 8 feet.The result of a joint and fracture analysis of the test pit and outcrop west of the well indicate a resultant flow to the southwest. The results of the gradation analysis are presented on Figure 7. A topographic map of the area is the UNITED STATES GEOLOGIC SURVEY,CONIFER QUADRANGLE,JEFFERSON COUNTY,COLORADO.A portion of the map is represented as Figure 6.The topographic analysis,as represented on Figure 8,indicates a topographic flow to the southeast. ANALYSIS Upon the establishment of geologic,topographic,and development conditions at the site,the goal of our investigation was to:1.evaluate whether the proposed location of the repair drain field is suitable from a geologic point-of-view and 2.provide recommendations for construction of the repair OWS to provide a low risk of contamination of wells.The investigation indicates the angles between geologic and topographic flow range between 85 degrees and 147 degrees at the proposed repair onsite drain field.The lines connecting the onsite well exceed the 60o,as required by the JCDHE.The results are presented as Table 1.The proposed repair onsite field can be installed with a low risk of contamination to the proposed onsite well.The proposed repair onsite field can be installed with a low risk of contamination to the existing well at the adjacent parcel to the east.Based on observations and analysis of the topography and surrounding development it is not reasonable to obtain a 200-foot separation between the onsite well and the proposed repair onsite drain field. SUBSURFACE The subsurface was investigated by evaluating a profile pit,and digging 3 percolation holes,at the locations indicated on Figure 1.The materials in the profile pit consisted of 6 inches of topsoil, underlain by sandy clay to 6 feet,underlain by silty sand,with calcium deposits and small basalt fragments to the maximum depth explored of 8 feet.Groundwater was not encountered.Percolation rates ranged from 20 minutes per inch (MPI)to 80 MPI,with an average rate of 47 MPI.
