RE: Final approval of septic permit OWTS-7-15-12908; Tax parcel #211306101001;
Property location: 294 Stephens Dr., Dotsero area
Caleb:
This letter is to inform you that the above-referenced septic permit has been inspected and
finalized. This permit was approved and sized for a total capacity for 3 bedrooms. Additional
information about the maintenance your septic system needs can be accessed through web site
links provided on the Environmental Health Department’s home page at
http://www.eaglecounty.us/envHealth/
Be aware that changes in the use of your property or alterations of your building may
require commensurate changes to, or relocation of, your septic system. Landscape features,
trees with tap roots, irrigation systems and parking areas above the drain field can cause
premature system failure. It is equally important that you notice and immediately repair
dripping faucets and hissing toilets as this will certainly cause the system to fail. By
following a few simple guidelines, like avoiding grease or other additives down the drain and
making sure your septic tank is on a pumping schedule, your system has been designed to
last for many years.
If you have any questions regarding this information, please contact us at (970) 328-8755 and
reference the OWTS septic permit number.
Sincerely,
Terri Vroman

RE: Soil and Site Evaluation
Proposed Residence
Lot 4, Two Rivers Estates
294 Stephens Drive
Eagle County, Colorado
Project No. 15-3008
On May 13 and 14, 2015, we visited your property on Lot 4, Two Rivers Estates
294 Stephens Drive, Eagle County, Colorado. Lot 4 is 1.782 acres and it is located in the Two
Rivers Estates Subdivision in Dotsero, Eagle County, Colorado. It is 0.33 miles from the
entrance into the subdivision at Colorado River Road to the lot. The purpose of our site visits
was to evaluate the area to the northwest of the proposed building site for the suitability of the
proposed location of the septic system.
!Preliminary Investigation
G Address:294 Stephens Drive, Eagle County, Colorado
G Legal Description:Lot 4, Two Rivers Estates, Eagle County, Colorado
G Existing Structures:There are no structures on the property
G Location of existing and proposed wells on property:There are no wells
on the property. There is water tower to the north of Lot 4.
G ECEHD records
G Topography:The topography of the property is moderate to steep with
about 130 feet elevation difference from the south to the north. Within the
proposed leachfield sites the topography is moderate with slopes of about
eight to 30 percent. The proposed leachfield site is located uphill and
northwest of the proposed building site.
G Soil Data:Two sites were evaluated for the proposed leachfield. The first site
was down gradient and to the south of the proposed building site, however, even
though the soils were suitable, the placement was interfering with the location of
the proposed driveway. The second site selected had suitable soil as well. The
soil encountered in the selected site consisted of:

Tower. To the east is a dry gulch that is also the drainage easement for the
water tower. There are no other natural and cultural features on the
property.
G Current and historic land use:Presently the property is used as a
residential subdivision. Historically, Dotsero was an important railroad
junction point and is located at the southern end of the Dotsero Cutoff of
the Denver and Rio Grande Western Railroad. Dotsero was built at the
base of Colorado’s most recent active volcano, the Dotsero Crater, which
according to the US Geological Survey, erupted 4, 140 years ago. The
main industry at Dotsero for years consisted of making cinder blocks from
the volcano.
!Detailed Soil Investigation
G Visual and tactile evaluation of two or more soil profiles in a test pit
excavation; OR
G Percolation tests plus one or more soil profile holes or one or more profile
test pit excavations:One profile hole was excavated and three
percolation holes were dug, presoaked and a perc test was run the
following day.

RE: Inspection of Septic System Installation
Prater Residence
Lot 4, Two Rivers Estates
294 Stephens Drive
Eagle County, Colorado
Project No. 15-3008 - OWTS-7-15-12908
Dear Caleb:
At the request of Dave Bronn, Bronn Excavating, on October 28, 2015, we visited the
construction site on Lot 4, Two Rivers Estates, 294 Stephens Drive, Eagle County, Colorado.
The purpose of our site visits was to inspect the installation of the septic system.
They installed the system in overall compliance with the septic system design, Drawing
No. 15-3008owts.dwg, last revised June 9, 2015, and as shown on the attached as-built sketch.
At the time of the inspection we observed the following:
They installed a 2000-gallons, three compartments, concrete septic tank by Front Range
Precast Concrete. One cleanout was constructed between the septic tank and the building. The
effluent line from the tank to the leachfield was 2-inch diameter sch40 pvc and had one cleanout.
The pump will be installed and tested by Dave Bronn and a letter will be sent to our office.
Fifty (50), Q-4 Plus, Standard Infiltrator Chambers were installed in three trenches. There
were seventeen (17) infiltrators in the first two trenches. The third trench had sixteen (16)
infiltrators chambers. In the first row they installed 20 feet of 2-inch diameter, sch40 pvc,
perforated pipe. There was a minimum of fifteen feet separation between the trenches. In the first
and last infiltrator of each trench, inspection ports were installed. The soil exposed in the
trenches had more fines. Sand filter under the infiltrators was not necessary.
There is no other warranty either expressed or implied.
If you have any questions, please do not hesitate to call.
Sincerely,
LKP Engineering, Inc.
