General Items
1. A payment and performance bond is included.
2. Project to be fully tax exempt.
3. Key Exclusions:
a. Building permit and/or plan review fees.
b. Design fees or price escalation.
c. Costs for changes required by Building Department Code Review or other jurisdictions
having authority.
d. Any cost for trash collection or removal related to any owner provided scopes, including
but not limited to, Fixtures Furniture & Equipment (FF&E) installation or Owner
Furnished Owner Installed (OFOI) items.
e. Right of way permits.
f. Demolition or abatement of any structure(s).

Division 2-Site Work
1. Includes erosion control and erosion control maintenance.
2. Includes costs for cleanup and minimal restoration of landfill site used for temporary stockpiling
of material for use as backfill
3. Earthwork assumes backfill to be of re-used on-site soils stockpiled from structural excavation
hauled to county provided location 5 miles west of site. If existing soil is found to be unsuitable
additional costs will be required to export all structural excavation and replace with new backfill.
4. Retaining wall at generator is assumed to be gravity type block walls. Retaining wall pricing and
design is subject to change pending subcontractor design-build engagement. Any changes to
retaining walls due to additional loading requirements or walls impacting building foundations
are excluded.
5. All water services included as 1.5” purecore for housing, as indicated, and GSB, as is indicated as
TBD. Fire flows may require upsizing which may result in a change order.
6. Irrigation backflow, master valve, and flow sensor installed in GSB. Landscaping may not be
completed by the time housing units are ready to be turned over.
7. Irrigation meters and meter pits if required are by furnished, installed and paid for by Owner.
8. Irrigation tap development fees if required are by furnished, installed and paid for by Owner.

9. Specified planting materials may not be available at time of install. Shaw reserves the right to
provide approved substitutions. All plant/tree sizing is per the drawings.
10. Install only of primary electric and low voltage conduits. Materials to be provided by utility
provider and paid by the Owner.
11. Install only of transformer vaults / pads. Materials to be provided by utility provider and paid by
the Owner.
12. Key Exclusions:
a. Temporary and permanent shoring for excavation nor for utility trenches
b. Rental costs, permits, erosion control measures, perimeter fencing, site cleanup, security
cameras at temporary stockpile location.
c. Primary utilities (Xcel Energy, Century Link, Comcast, etc.,) planning, engineering,
coordination and construction fees are by owner.
d. Primary utility cable/wire and conduit/pipe is excluded; by utility and paid by owner.
e. We have not included dewatering or treatment of contaminated ground water during
earthwork.
f. Chemical soil stabilization is excluded.
g. Removal and disposal of any underground obstacles that may be found during construction
that are not shown on the drawings are excluded.
h. Excludes import of structural backfill, on-site soils assumed acceptable for re-use.
i. Landscaping warranties and maintenance past (1) year are excluded.
j. We exclude any additional topsoil import above required final grades. Landscaping areas
and beds to receive soil/mulch required for planting only.

Division 3-Concrete
1. All concrete is non-architectural. We exclude smooth form and/or decorative finishes on
exposed concrete. Colored concrete (of any) to be provided per the drawings.

b. Special inspections fees for Cast In-Place systems.
c. Epoxy coated rebar is excluded unless specifically noted.
