Box 179 500 Broadway Eagle, Colorado 81631-0179 As per your request, our office has resized your ISDS Permit #1860-99 from eight bedrooms to five bedrooms. However, after checking your building plans on file in the Building Department it was determined that the approved set of plans had indeed included an eight -bedroom residence, with three of the bedrooms on the unfinished lower level. If at any time in the future you are planning on finishing this area, you will need to expand the size of your septic system to include these three bedrooms. Also, your Certificate of Occupancy will only include the two upper levels of the home, and you will need to apply for another building permit to finish off the basement area. . You currently have a permit to install a septic system large enough to accommodate eight bedrooms.' In order to reissue the ISDS Permit for five bedrooms, we will need a letter verifying your intent to finish only the upper levels of the residence at this time, and acknowledgment of the fact that you will have to reapply for a Building Permit and an ISDS Alteration Permit to finish the lower level. A copy of the letter will be placed in both the Building Permit File and the ISDS Permit File. We realize that building costs are extremely high in this area, but they will only continue to escalate in the future. We recommend that you install at least enough septic tank capacity for the originally planned eight bedroom home, which would be 2250 gallons. Job No. 4 136 93 Dear Mr. Pritchard: As requested, we have conducted a subsoil study at the subject site, located on Lot 6A, Colorow at Squaw Creek in Eagle County, Colorado. Subsurface conditions encountered in the exploratory borings drilled in the proposed building area are variable and generally consist of clayey sand and gravel overlying sandstone and siltstone bedrock. The clay fraction of the upper soil has a relatively high plasticity and may have a low expansion potential when wetted. Groundwater was not encountered in the borings at the time of drilling, The proposed residence can be founded on spread footings placed on the natural subsoils or bedrock and designed for an allowable bearing pressure of 2500 psf and a minimum dead load - pressure of 600 psf. The foundation bearing soils should be evaluated at the time of excavation to determine if expansive soils are present. The report which follows describes our investigation, summarizes our findings, and presents our recommendations. It is important that we provide consultation during design, and field services during construction to review and monitor the implementation of the geotechnical recommenda- tions. By: SLP A member of the 99groupol companies f - 12- SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Excessive wetting or drying of the foundation excavations and underslab areas should be avoided during construction. Drying could increase the expansion potential of clay soils. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement areas and to at least 90% of the maximum standard Proctor density in landscape areas. Free -draining wall backfill should be capped with about 2 to 3 feet of the on -site soils to reduce surface water infiltration. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. PERCOLATION TESTING Percolation testing was performed at the locations shown on Fig. 1. Two profile holes were drilled at the locations shown on Fig. 1 to determine a suitable area for percolation testing. The logs of the profile holes are shown on Fig. 2. The subsurface conditions encountered in Profile Hole 1 consist of about 1 foot of topsoil over about 1 foot of clayey gravel. Sandstone bedrock was encountered at a depth of 2 feet to the full depth of exploration, 8 feet. Profile Chen@Northern, Inc. Consuuiny Engmeetsand Soenusis - - 13 Hole 2 was drilled southeast of the proposed building location. The subsoils encountered consist Of 1 foot of topsoil overlying clayey gravel to a depth of 8 feet. No free water was encountered in the profile holes. The shallow bedrock encountered in Profile Hole 1 indicates this area will likely be unsuitable for a conventional infiltration septic stem. P Y Percolation testing was performed in three shallow 7-inch diameter borings near Profile Hole 2. The results of the percolation testing are presented in Table II. The results indicate infiltration into the u s bsoils is very slow and a conventional infiltration septic system may not be feasible at this site. The slow percolation rates may be due to a combination of the soil type and density and auger hole testing and, may not be representative of the true infiltration rate for these soils. The auger drilling operation can cake or smear the sides of the boring which can r reduce the percolation rate. We recommend additional testing be performed in larger backhoe dug holes to better determine infiltration rates. If the rates remain slow, an evaporation/transpiration septic system may be a feasible alternative to a conventional infiltration system. The selected system should be designed by a qualified engineer familiar with local 9 g regulations pertaining to septic disposal systems. LIMITATIONS This report has been prepared in accordance with generally accepted soil and foundation engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on Fig. 1, the proposed type of construction and our experience in the area. If during construction, fill, soil, rock or water conditions appear to be different from those described herein, this office should be advised at once so reevaluation of the recommendations may be made.
