Permitted Construction / Details:
Install the OWTS exactly as depicted on the LKP Engineering, Inc. design stamped, signed and dated
November 17, 2015 by Luiza Petrovska, PE. and revised September 9, 2016. System is designed to serve
a seven bedroom residence.
The system consists of a 2,000 gallon, Front Range Precast concrete, two-compartment septic tank and
2,100 square feet of soil treatment area(prior to the 30% reduction for using chambers) via the
installation of 123 Infiltrator Quick 4 Plus Standard chambers arranged in 6, serially-connected trenches.
The trenches are to be excavated to a depth of four feet(where the light brown, silty sand soil horizon is
encountered) then filled with12 inches of sand prior to the placement of chambers atop the sand. A
sample of the sand material must be taken to the design engineer for verification that the sand meets the
required specifications before the sand is placed.
Contact the design engineer to conduct all inspections necessary to certify the installation and to prepare
the record drawings. Final certification of proper installation along with record drawings and photos
must be submitted by the design engineer to Eagle County Environmental Health for approval prior to the
use of the system or occupancy of the residence.

Be aware that changes in the use of your property or alterations of your building may require

On November 9, 2015, we visited Lot 41, Cordillera Filing No’s 1& 2, 220 Casteel
Ridge, Eagle County, Colorado. The lot is 2.14 acres and it is located in the Cordillera at the
Divide subdivision. From U.S. Highway 6 in Edwards, head south on Squaw Creek Road to
Cordillera Way. Continue on Cordillera Way for about 2.7 miles to Casteel Ridge Road. Turn
left on Casteel Ridge and continue for about 1000 feet. The property is on the left. On the
property there is a house under construction. In 2006 a septic system was designed for the
residence, but was never constructed. The old design was based on an assumed
percolation/application rate. The old septic design will be updated to conform to the new
regulation, OWTS #43. The purpose of our site visits was to evaluate the area to the north (back
yard) of the residence for the proposed location of the septic system.
!Preliminary Investigation

The permit stipulated, "A sample of the sand material must be taken to the design engineer for verification that the sand
meets the required specifications before the sand is placed." Can you confirm that you performed a gradation of the sand
before or at the time it was placed?

Maybe the contractor can obtain the gradation from the provider of the sand? They usually maintain records of their
materials at some frequency so they might be able to pinpoint the gradation based on sale date?

Did you find out if the contractor is able to get a gradation analysis of the sand? If not, let's move forward. Sand gradation
would be a good topic for us to discuss at this years annual meeting, especially with the changes in the Reg 43 revision.

Hi Claire,
The project manager does not return phone calls or pay bills. This project has been going on since
2006. It has gone through, bankruptcies, different owners, and project managers and for the most
part no one is working on it. If you drive by the property it looks like an abandoned castle.
I talked to the installer and he was going to bring me either a sample or gradation analysis from the
gravel pit, but I haven’t received it yet.

G There is a building under construction on the
property that had been abandoned since 2009 and will now be completed
under new ownership.
G There are no wells
on the property.
G They had the old septic permit with the old design
drawing on file, including two photographs of the old profile hole.
G The topography of the property varies. Within the proposed
leachfield site, the topography is moderate, at about 29 to 30 percent slope.
For the next 60 feet it is at about 33 percent and for the next 40 to 50 feet it
is at about 50 percent. At the base is Cordillera Way.
G The soil encountered in the profile hole dug on October 25,
2006, consisted of about three feet of topsoil with roots underlain by five
feet of brown, silty sand with gypsum. Ground water was not encountered.
In addition, On August 30, 2016, two more profile holes were excavated
and logged and tactile test was done on soil samples taken from the profile
holes.

G The proposed leachfield site will be on a back/side
slope, north of the residence. The back yard starts with a longitudinal bench
behind the house and next to the patio, and then changes to a concave shape
toward the bottom of the hill to the road.
G The topography of the proposed leachfield site is moderate.
G The vegetation of the proposed leachfield site consisted of
aspen forest and service berry bushes.
G There are no natural and cultural features on
the property.
G Presently the property is used as a
residential subdivision. Based on available records, previously it was used
for livestock grazing.
