Due Date: Mar 21, 2023
Question: Has the owner performed an environmental study for
any asbestos containing materials, hazardous materials, and/or
lead paint?
Official response: James Vainauskas Mar 22, 2023

testing in this building previously but not certain whether it
covers all materials that are to be removed. I am not aware of
any lead paint testing. Please coordinate this directly with
Kristin or Arturo (County Project Managers).

bearing partitions only. Is there any load bearing walls or
concern of movement?
Official response: Luis Menendez Mar 13, 2023
It is our understanding that all interior partitions slated for
demolition are non-structural. However, after all wall finishes
have been removed, and prior to removing wall framing, notify
architect to schedule a site visit by the structural engineer to
confirm all walls are non-structural.The structural concrete
walls have been depicted on the drawings with a gray tone.

Official response: Luis Menendez Mar 14, 2023
The space labeled Elevator Lobby currently has carpet. The

used on the Elevator Lobby on the level above but let's confirm
with Kristin Degenhardt> No work proposed on the Stair at the

the stair at the east side of the building unless the existing

Question: Finish material specification schedule lists carpet as a
flooring material, but the room finish schedule lists all rooms as
LVT. Please confirm the locations of carpet flooring, if any
Official response: Luis Menendez Mar 14, 2023
I incorrectly responded to RFI PC-003. The Elevator Lobby
carpet is to be removed and replaced with the carpet specified
in the Finish Specifications Schedule. Sorry for the confusion.
Please re-issue PC-003 so that I may correct it.

Official response: Bryan Urban Mar 22, 2023
Controls shall be tied into the DDC System. We anticipate using
Trane Tracer SC to control the VAV boxes. Hydronic Baseboard
systems are existing to remain with relocated controls unless
ownership would like to replace the current thermostats to
match the VAV controls. We have an outstanding question to
the building operators as to level of thermostat and will
respond when we have received their input.

Question: Please provide as-built/demo plan for the HVAC
system
Official response: Bryan Urban Mar 21, 2023
AEC will not be able to provide an as-built/demo plan. The
current design is replacing all the HVAC within the 2nd floor
that is related to the 2nd floor. We do show the connection
point where we intend to reconnect to the existing AHU supply/
return. We will be unable to provide an as built or a demo plan
as existing conditions are unknown and will remain unknown
until the ceiling has been demo-ed. If the architect feels that it
would be beneficial to bring AEC into the space after the ceiling
has been demo-ed we can open that conversation at that time.
Our plans are off of the most recent drawings available from
the facility operators.

Question: Please confirm if the technology system is by owner or
GC. We have received the IT specifications document, but it does
not address if the wireless network and security system is by GC

sensors etc. will be needed.
Official response: James Vainauskas Mar 23, 2023
Eagle County IT Department will procure and provide the
equipment for the wireless access points and the cameras. GC
will provide wiring and perform installation and termination to
the locations specified in the plans following the guidelines

Due Date: Mar 21, 2023
Question: Please provide ceiling heights on RCP
Official response: Luis Menendez Mar 14, 2023
We intentionally omitted ceiling heights on RCP because we
want to achieve the highest ceilings possible. Not knowing
what occurs above the existing ceilings, not how much space
will be required for the new mechanical equipment and
ducting we have left it to be determined until the existing
ceiling is removed and we can better observe existing
conditions above the ceiling. We would like to achieve a
minimum ceiling height of 9'. Let's make a field determination
after demo work.

clerestory/office side lite windows, or exterior windows? Please

The window coverings listed on the Windows Coverings
Schedule are for exterior windows, not interior windows.
Existing window coverings are to be removed.
