COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION NO. 89-
APPROVAL OF SPECIAL USE PERMIT - Floyd Crawford Caretaker Unit
FILE NO: - ZS- 282 -89
WHEREAS, Floyd Crawford did file an application with the
Eagle County Department of Community Development on or about
June 1, 1989, for approval of a Special Use Permit to allow a
caretaker unit above a mini - storage facility within the
Commercial General District; and
WHEREAS, based on the evidence, testimony, exhibits,
study of the Master Plan for the unincorporated areas of Eagle
County, comments of the Eagle County Department of Community
Development, comments of public officials and agencies, the
recommendation of the Eagle County Planning Commission, and
comments from all interested parties, the Board of County
Commissioners of the County of Eagle, State of Colorado, finds as
follows:
1. That proper publication and public notice was
provided as required by law for the hearing before
the Planning Commission and the Board of County
Commissioners.
2. That the proposed land use will be compatible with
existing uses in the area.
3. That there does not appear to be any negative
effects on the character of the neighborhood.
4. That the property has adequate access to and from
the proposed area.
5. That the property appears to have adequate water and
sanitation service.
6. That the physical arrangement of the use on the
proposed site appears to be appropriate.
7. That the proposal is consistent with the Eagle
County and E1 Jebel Sub -Area Master Plans
8. That an Environmental Impact Report is not
applicable to this proposal.

9. That for the above- stated and other reasons, the
proposed zoning is in the best interest of the
health, safety, morals, convenience, order,
prosperity and welfare of the citizens of Eagle
County.
NOW, THEREFORE, BE IT RESOLVED by the Board of County
Commissioners of the County of Eagle, State of Colorado:
That the application of Floyd Crawford, File No:
ZS- 282 -89, for approval of a special use of a dwelling unit
within the Commercial General Zone District in the following
described unincorporated area of Eagle County be approved:
SEE EXHIBIT "A"
THAT the following conditions shall be placed upon this
approval and that violation of any condition shall be the basis
for revocation of the permit:
1. The three required parking spaces associated with
the dwelling unit must be located on the lot which
was legally described in the application.
2. Approval of the dwelling /caretaker unit is given for
the purpose of providing security to the proposed
mini storage buildings.
THAT the Board of County Commissioners directs the
Department of Community Development to provide a copy of this
Resolution to the applicant.

Legal Description
Dwelling Units in El Jebel Mini - Storage Facility
A parcel of land located in Lot 15, Section 34, Township 7
South, Range 87 West of the Sixth Principal Meridian, Eagle County,
Colorado according to the Independent Resurvey of said Township and
Range as approved on August 25, 1927; said parcel being more
particularly described as follows:
Beginning at a point from which the Southwest Corner of said
Section 34 bears S.84 0 41 1 22 "w. 3647.07 feet distant; thence
S.90 "E. 275.00 feet; thence S.03 0 50 1 00 "W. 168.00 feet; thence
N.85 0 49 1 46 "W. 274.39 feet; thence N.03 0 50'00 "E. 148.00 feet to the
point of beginning.
Said parcel contains 0.995 of an acre, more or less.
