BOARD OF COUNTY COMMISSIONERS
COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION NO. 89 - �
MINOR SUBDIVISION AND ZONE DISTRICT AMENDMENT
FILE NO(S): SM- 579 -89 and ZC- 230 -89
WHEREAS, Fred and Freda Glassier and Larry and Alice Leeper
(hereinafter "Applicants ") did file applications with the Eagle
County Department of Community Development on or about April 4,
w0 1989 to subdi and rezone the herein described property in
a 0 Eagle County from the Resource Zone District to the Rural
4 Residential Zone District; and
WHEREAS, a public hearing was held by the Board of County
Commissioners of the County of Eagle, State of Colorado,
r, G (hereinafter the "Board ") on May 23, 1989; and

the Master Plan for the unincorporated areas of Eagle County,
comments of the Eagle County Department of Community Development,

NOW. THEREFORE, BE IT RESOLVED BY THE BOARD OF COUNTY
COMMISSIONERS. OF THE COUNTY OF EAGLE, STATE OF COLORADO:
THAT, the petition of Fred and Freda Glassier, and Larry and
Alice Leeper, File Numbers SM- 579 -89 and ZC- 230 -89, for a minor
subdivision and zoning amendment to change from the Resource Zone
District to the Rural Residential Zone District be and is hereby
approved for the following described property in the unincorporated
ares of Eagle County:
See Attached Exhibit "A"
THAT, the Board of County Commissioners directs the Director
It of the Community Development to enter this amendment on the
LL o appropriate page of the Official District Map and record the change
in the office of the Eagle County Clerk and Recorder.

CL THAT, the applicants shall produce an approved well - permit or
its equivalent prior to signing of the Final Plat.
THAT the pre - existing non - conforming contractors storage yard
r is limited to the eastern one half of Lot C and is abandoned with
respect to the remaining property within the subdivision.

THAT, the primary use of Lot C shall be the contractors
ro storage yard as limited hereinabove. Additional accessory uses
\ may be allowed as authorized in the Eagle County Land. Use

Township 7 South, Range 87 West of the 6th Principal
Meridian, Eagle County, Colorado, lying westerly of a
County Road and being more particularly described as
follows: Beginning at a :point whence a brass cap found
in place and properly marked for the Southeast Corner
of said Section 33 bears S 74 E 1605.49 feet;
thence S 85 E 498.25 feet to a: point on the
Westerly side of said County Road; thence N 0132' E
