Dear Mr. Duncan:
Laura Fawcett bf Eagle County Environmental Health office has
requested the percolation data and test pit information. This letter is to provide
them with the requested Information.
The percolation tests were performed on September 24, 1995 near the
proposed location of the leach field, on the northern portion of lot. Three 6-inch
diameter percolation test holes were hand dud to depths ranging from 2.5 to 3
feet. The approximate locations of the percolation test holes is illustrated on
Drawing No. 1. The test hales were filled with water and the subsurface soils
were allowed to saturate for 24 hrs prior to conducting the tests- The water
levels were measured at cbrtstant time intervals and percolation rates were
calculated for each interval, Refer to Appendix for percolation test data.
Percolation test results are presented in the Appendix, the last column of the
tables provides the water percolation rates for each time interval. The rates
varied from 18 [minlinch] to 22 [minlinch]. Because of the soil profile, we
recommend designing the leach field to 20 minutes per inch.
Although the percolation test holes and profile holes were dug to obtain a
reasonable accurate determination of the leach field conditions, variation in the
subsurface conditions are alwSys possible, Variations that exist beneath the site
of the absorption field could become evident during excavation for the leach
field. A representative from our office should observe the completed excavation
to confirm that the soils encountered are as indicated by the soil profile hole. A
soil profile hole was dug oh September 11, 1995,

The subsurface soils consist of 10 Inches of topsail which is underlain by
reddish brown sandy and gravely COBBLES to a depth of 6 feet 7 inches. The
approximate location of the soil test pit is illustrated on the attached figure.

EXECUTIVE SUMMARY
The project site consists of the construction of a single
family residence on Lot 2, Section 7, Township 5 South, Range 82
West of the 6th Principal Meridian, Eagle County, Colorado. We
understand that the proposed residence will consist of two story
wood frame structure.
The 4.438 acre site is located along Lake Creek Road. The
site is currently being used as a horse pasture. Two test pits
were performed to help determine the foundation design parameters.
The site has a grass root mat of approximately 10 inches in
thickness. The subsurface soils at the site consists of brown
sandy GRAVEL and COBBLE material.
The foundations at the site may be designed for a bearing
pressure of 3000 psf for footings located in the brown sandy GRAVEL
and COBBLE structure. Results. of field percolation tests performed
in the area of the proposed septic field indicated percolation
rates ranging from 12 to 15 minutes per inch.
SCOPE
This report presents the results of a Geotechnical
investigation for the proposed residence to be constructed on Lot
21 Section 7, Township 5 South, Range 82 of the 6th Principal
Meridian, Eagle County, Colorado. This investigation was
performed by excavating test pits, obtaining soil samples for
laboratory testing, and by presenting our findings in this report.
The purpose of this foundation exploration was to evaluate the
soils for foundation support and the engineering characteristics of
the foundation materials, and to provide criteria from a
geotechnical point of view, for use by owner in preparing the
foundation designs and in preparing grading and drainage plans.

SITE LOCATION AND DESCRIPTION
The site is an undeveloped lot located along- Lake Creek Road
in Eagle County, Colorado. The site is an irregular shaped 4.438
acre lot. The site bounded on the north, south, and east by
undeveloped lots, and the west by Lake Creek Road. The site is
relatively flat and slopes toward the north at gradients estimated
to range from approximately 1 to 2 percent. The site is currently
being used as a horse pasture. The surface vegetation is sparse,
consisting of a few trees.
SITE INVESTIGATION
The subsurface exploration included.a site reconnaissance by
Inter -Mountain Engineering personnel and excavation of three test
pits at selected locations and three shallow borings for
percolation testing. Two of the test pits were excavated to
determine foundation design parameters and one to determine soil
profile for an on -site waste water treatment system. The test pit
locations were established in the field by estimating right angles
and taping distances from site features. The approximate locations
of the test pits are illustrated on the Site Plan in the Appendix
(refer to Drawing No. 1). The Appendix also contains Summaries of
Test Pits presenting the information which. was obtained in the
subsurface exploration, a key to the terms used in the Summary of
Test Pits, and a brief description of the boring procedures used.
The approximate location of the percolation test holes are also
illustrated on the site plan.

should be used in all concrete that will be a contact with the
soil. These maps also state that soils in this area may be subject
to subsidence due to hydro -compaction in low density soils.
The underlying bedrock is Eagle Valley Evaporite, which
contains water soluble sulfates. The results of the solutioning
process are sinkholes, solution cavities and general area
subsidence. There are sinkholes and subsidence areas in the Avon
area. There were no sinkholes observed at the site at the time of
the investigation.
PROPOSED CONSTRUCTION
The project site consists of the development and construction
of a single family residence on a 4.438 acre lot along Lake Creek
Road. We understand that the planned development will include the
construction of a two story wood frame residence. The residence is
to be of wood frame construction with concrete slab on grade
construction for the ground floor. Foundation wall loading is
anticipated to range from 1 to 5 kips per linear foot, and isolated
column loading are anticipated to range from approximately 5 to 25
kips.
FOUNDATION RECOMMENDATIONS
Based upon the results of field explorations and the
laboratory testing, we recommend that conventional spread footing
foundation system be used. The foundations may be designed for
bearing pressure of 3000 psf for footing bearing on undisturbed

to a minimum of 95 percent of the maximum Standard Proctor Density
(ASTM D-698). The on -site soils, exclusive of topsoil and organics
are suitable for use as backfill. Before the backfill is placed,
all water and loose debris should be removed from these
excavations.
Prior to the construction of concrete floors, the undisturbed
subgrade, free from topsoil and organics, should be proof rolled
with a loaded rubber -tired loader or similar equipment to density
the near surface soils. To reduce the chance of damage to shallow
utilities, special care should be taken in areas where underground
utilities are present.
The floor slabs should be appropriately reinforced, and joints
should be provided at the junctions of the slab and the foundation
walls, so that a small amount of independent movement can occur
without causing damage. The slabs should be scored in accordance
with the American Concrete Institute's recommendations to help
control cracking.
To reduce moist slab conditions, a granular mat of at least 4
inches in thickness is recommended beneath the floor slabs to
provide a capillary break (-3/4 inch gravel, with less that 5
percent passing No. 200 sieve).
GROUNDWATER AND DRAIN SYSTEM
While no ground water was, reported in the soil test borings at
the time the field investigation was conducted, it is possible that
seasonal variations will cause fluctuations, or for a water table

impervious. The on -site soils, exclusive of Topsoil and Organics
are, suitable for use as backfill.
Foundation wall backf ill should'be moistened or dried to near
its optimum moisture content and compacted to as least 90 percent
of the maximum Standard Proctor Density. Structural backf ill
should be compacted to at least 95 percent of the maximum dry
density as determined by the Standard Proctor method of test (ASTM
D-698) at a moisture content of ±2 percent of optimum moisture
content.
Surface water running toward the structure from upslope areas
should be diverted around and away from the building by means of
lined drainage swales or other similar measures.
The final grade should have a positive slope away from the
foundation walls on all sides. A minimum of 12 inches in the first
10 feet is recommended. Downspouts and sill cocks should discharge
into splash blocks that extend beyond the limits of the backfill.
The use of long downspout extensions in place of splash blocks is
advisable.
LAWN IRRIGATION
We do not recommend that sprinkler systems be installed next
to foundation walls, porches or patio slabs. If sprinkler systems
are installed, the sprinkler heads must be aligned so that the
spray from the, heads, under full pressure, does not fall on
foundation walls or within five feet of foundation walls, porches,

Dear Tom:
On Friday, October 11, 1996 a representative of Inter -Mountain Engineering
visited the project site to inspect the installation of the septic system prior to it
being covered. The exposed soils consist Cobbles and Slightly Silty SANDS,
and gravely SAND and were found to be consistent with the soils anticipated in
the Soils and Foundation Report prepared for you dated October 13, 1995 and
the percolation test .results report dated May 3, 1996.
The placement of the system was generally consistent with the Septic System
Design dated April 25, 1995 by Inter -Mountain Engineering with 1010 square
feet of trench bottom via 28 infiltrators. One variances to the plan was noted,
the substitution of the 1500 gal. two compartment septic tank with a larger 2000
gal. two compartment septic tank. Approval to cover the system was granted.

TO AUTHORITY GRANTED IN 25. 10. 104. 1973, AS AMENDED.
2. THIS PERMIT IS VALID ONLY FOR CONNECTION TO STRUCTURES WHICH HAVE FULLY COMPLIED WITH COUNTY ZONING AND BUILDING REQUIREMENTS. CONNECTION
TO OR USE WITH ANY DWELLING OR STRUCTURE NOT APPROVED BY THE ZONING AND BUILDING DEPARTMENTS SHALL AUTOMATICALLY BE A VIOLATION OF A
REQUIREMENT OF THE PERMIT AND CAUSE FOR BOTH LEGAL ACTION AND REVOCATION OF THE PERMIT.
