HomeMy WebLinkAboutMinutes 11/14/2022 PUBLIC HEARING November 14, 2022 Present: Jeanne McQueeney Chairman Kathy Chandler-Henry Commissioner Matt Scherr Commissioner Matt Peterson Assistant County Attorney Kathy Scriver Deputy Clerk to the Board This being a scheduled Public Hearing,the following items were presented to the Board of County Commissioners for their consideration: Planning File - Eagle County Room 1. 2404 Fenno Drive,Edwards Area-Amended Final Plat,AFP 9242-2022 David McWilliams, Community Development Executive Summary: The Applicant is seeking approval for an Amended Final Plat for the purposes of adjusting the boundary of the Property's building envelope to allow for a new second level deck. The Property contains a single family home. A portion of the garage was built outside of the existing building envelope and the envelope is proposed to be adjusted for conformance with the existing structure as well. Mr. McWilliams introduced Mio Cerkovic,representative for the applicant. Staff's presentation would follow the applicant's presentation. Mr. Cerdovic explained that his client purchased their home in Cordillera in 2020. Their desire was to extend their existing deck outward to the west to take advantage of the view corridor and gain needed deck space. The expansion would encroach outside of the existing building envelope,and this was the reason for the building envelope amendment. The applicant proposed to vacate 447 square feet of the existing building envelope from the northeast corner and expand the same square footage on the back of the house. They would be using the existing topography and natural vegetation to screen the proposed deck addition from view. Mr. McWilliams stated that during review of the application, it was discovered that a portion of the garage was built outside of the existing building envelope. This application clarifies that and removes the nonconformity. The deck location was on the northwest side of the property. The public process was required because the applicant was unable to obtain letters of approval from the adjacent property owners. Based on staff's review,the application was in conformance with all the standards. Chairman McQueeney opened and closed public comment,as there was none. Commissioner Chandler-Henry concurred with the staff findings that all standards had been met. Commissioner Scherr agreed and believed that file was fairly straightforward. Chairman McQueeney concurred. 1 01/14/2022 Commissioner Chandler-Henry moved to approve File Number AFP 009242-2022, incorporating staff's findings,because this application meets the standards of approval for an Amended Final Plat. Commissioner Scherr seconded the motion. The vote was declared unanimous.
