SCOPE
This report presents the results of a Soils and Foundation
Investigation for the proposed residence to be constructed on
a parcel of land in the SE1/4 of Section 7, T. 5 S., R. 82 W., of
the Sixth Meridian, Eagle County, Colorado. The investigation was
prepared by means of test pits and laboratory testing of samples
obtained from these pits.
The purpose of this foundation exploration was to determine
the various soil profile components and the engineering
characteristics of the foundation materials, and to provide
criteria for use by the design engineers and architects in
preparing the foundation design.

SITE LOCATION AND 006gRXPTI[)N
The site is a 2.845 acre parcel of land located on the West
side of Lake Creek Road in the SE1/4 of Section 7, Township 5
South, Range 82 West of the Sixth Meridian, Eagle County, Colorado.
The topography is relatively flat with drainage to the North. The
vegetation consists mostly of grasses and weeds along with a few
trees.
SITE IMMSTIdATIQN
The field investigation performed on October 30, 1992,
consisted of excavating, logging and sampling 2 test pits. The
locations of the test pits are shown on Drawing No. 1.
The test pits were excavated with a conventional backhoe.
Summaries of the test pit logs are detailed on Figures No. 1 and 2.
Laboratory samples from the granular soils were sampled by
caulk sampling at selected intervals.
These samples were returned to our laboratory, inspected and
classified in accordance with the Unified Soil Classification
System and the test pit lags were edited as necessary. To aid in
classifying the soils encountered, and to determine general soil
characteristics, selected laboratory tests (grain size
distribution) were performed on representative soil samples.
Summaries of the test results are shown on Figure No. 3 and 4.

Subsurface conditions are fairly uniform with 1•5 2•0 feet of
TopSOIL underlain by sandy GRAVEL with very few fines to the
maximum depth explored of 6 feet.
We understand that no overlot grading has been done prior to
this investigation.
No groundwater was encountered in any of the test pits at the
time of excavation.
The underlying bedrock is Eagle Valley Evaporite, which
contains water soluble salts. Solution of these salts can produce
sinkholes and general, area subsidence. There are sinkholes and
subsidence areas in the Edwards area. There were no sinkholes
observed at the site at the time of the investigation.
PROPOSED CONSTRUCTION
No specific design data has been provided, but for the purpose
of this analysis, it has been presumed that the proposed residence
will consist of 2 floors with a basement, and that loads will be
light. if the proposed project differs significantly from this
understanding, a review should be Wade after the plans are more
complete.

sandy GRAVEL with cobbles Will be encountered in the
foundation excavation. The proposed residence should be founded on
conventional type spread footings designed for a maximum soil
bearing pressure of 2,Ooo psf. At this pressure, settlements are
anticipated to be approximately one inch, The footings should be
constructed can the undisturbed sandy GRAVEL with cobbles.
The footing excavations should be relatively smooth, free of
debris, organics, loose soil., frost, and standing water. Any over -
excavations should be backf ill,ed and compacted to too percent
within 2 percent of optimum moisture as determined by a standard
proctor test (ASTM D-698). A representative of this office should
be contacted to inspect the foundation excavation to verify that
the soil conditions are the same as those anticipated in this
report.
After all of the final grading is completed, the bottom of the
footings should be covered with a minimum of 48 inches of backfill
for frost protection.
Voids left by the removal of cobbles in the bottom of the
footing excavation should be filled with lean concrete or a
granular soil with a maximum particle size of 3 inches compacted to
l0o percent of standard Proctor density (ASTM D-698) within 2
percent of optimum moisture.

EXC�VATIog RECOMMENDATIONS
Due to the granular nature of the soil expected in the
excavation, care should be taken to avoid collapse of the slopes
especially during extended periods of wet weather. Special care
should be taken in the area of excavation nearest to the existing
log home. Because of the close proximity of the excavation to the
structure in this area, the wall of the excavation will be thin,
possibly resulting in instability. Therefore, care should be taken
to avoid an accident.
OSHA guidelines and local codes should be observed.
BLAB CO13STRUMON
All excavations made for the foundations must be properly
backfilled with suitable material Compacted to a minimum of 95
percent of the maximum standard Proctor density (ASTM D-698). The
on -site soils exclusive of topsoil and organics are suitable for
use as backfill. Due to the high content of cobbles and boulders,
it will be necessary to screen out the larger rocks prior to using
this material as backfill. Before the backfill is placed, all
water and loose debris should be removed from these excavations.
prior to the construction of concrete floors, the undisturbed
subgrade should be proof compacted with a loaded rubber -tired
loader to a uniform high density. special care should be taken in
areas where underground utilities have been installed.

The noor siabs should be reinforced, and joints should be
provided at the junctions of the slab and the foundation walls, so
that a small amount of independent movement can occur without
causing damage. The slabs should be scored in accordance with the
American concrete institute's recommendations to control. cracking.
A granular mat (-3/4 inch gravel, with less than 5 percent
passing No. 200 sieve) should be provided below the floor slabs.
This should be a minimum of four inches in thickness and compacted.
The purpose of this granular mat is to provide a capillary break
between the subgrade and the slab.
REINFORCE
The foundation should be well reinforced and rigid enough to
withstand differential settlements. Foundation walls retaining
earth should be designed to resist an equivalent fluid pressure of
3o pcf for an "active" case assuming a level drained backfill
condition.
CR ,WIC SPACE COVER
When moist soils are encountered in the excavation, the ground
surface in crawl space areas should be covered with an impervious
moisture barrier sealed against the footings. This will help to
reduce humidity in the crawl space area.

BAC FXLL AND SURFACE DRAI AGY:
The backfill placed around the foundation walls must not
settle after oompletion of construction and the top one foot of the
backfill material must be relatively impervious. The on -site soils
exclusive of topsoil and organics are suitable for use as backfill.
Due to the high content of cobbles and boulders, it will be
necessary to screen out larger racks prior to using this material
as backfill.
Rackfill should be moistened or dried to near its optimum
moisture content and compacted to at. least 90 percent of the
maximum standard Proctor density. Structural backfill should be
compacted to at least 95 percent of the maximum standard proctor
density.
surface water running toward the structure from upslope areas
should be diverted around and away from the building by means of
drainage swales or other similar measures.
The final grade should have a positive slope away :from the
foundation walls on all sides. A minimum of 12 inches in the first
to feet is recommended. Downspouts and sill cocks should discharge
into splash blocks that extend beyond the limits of the backfill.
The use of long downspout extensions in place of splash blocks is
advisable.

Ia lI TRAIGAMION
Do not install sprinkler systems next to foundation walls,
porches or patio slabs. if sprinkler systems are installed, the
sprinkler heads should be placed so that the spray from the heads,
under full pressure, does not fall within five feet of foundation
walls, porches or p-atio slabs. Lawn irrigation must be controlled.
If the future owners desire to plant next to foundation walls,
porches or patio slabs, and are willing to assume the risk of
structural damage, etc:. , then it is advisable to plant only flowers
and shrubbery (no lawn) of varieties that require very little
moisture. These flowers and shrubs should be hand watered only.
MYSCELLMEOUB
The recommendations provided herein are based on experience in
the area and from the on -site field exploration. The information
obtained from the field exploration and laboratory testing reflects
subsurface conditions only at the specific locations at the
particular times designated. Subsurface conditions at other
locations and times may differ from the conditions at these
locations. The extent: of any variations between the test pits may
not appear evident until excavation is performed. However, only
minor variations are expected. if during construction conditions
appear to be different, this office should be advised so re-
evaluation of the recommendations may be made.

bedroom dwelling. Additional information about the maintenance your septic system needs as

Be aware that changes in the use of your property or alterations of your building may
require commensurate changes to, or relocation of, your septic system. Landscape features,
trees with tap roots, irrigation systems and parking areas above the drain field can cause
premature system failure. It is equally important that you notice and immediately repair
dripping faucets and hissing toilets as this will certainly cause the system to fail. By
following a few simple guidelines, like avoiding grease or other additives down the drain and
making sure your septic tank is on a pumping schedule, your system has been designed to
last for many years.

On October 28, 2013 this office performed a preburial installation observation of
the onsite wastewater treaMenl system (OWTS) installed at the above referenced
property. The purpose of our observation, and this report, is to record observed
Wramons. Note that we did not Perform a final grade observa8on. It is the responsibility
of the Installer to ensure the system is property backfilled, and surface drainage directed
away from the system.
The proposed system was presented in our design dated October 1, 2013. The
system generally consists of an existing septic tank and four 3-foot by 70-foot soil
treatment areas, providing 890 an. ft. of treatment area. The system was installed by
J.A. Baskins Construction.
Observations, comments, and design deviations:
• No effluent screen was installed at the time of our observation. However,
the property has subsequently sent photos of the effluent screen (attached).
• The diveder valve specified in our design was not installed
• The effluent line was not complelely installed from the tank to the soil
treatmentarea.
• The second row of infiltrator chambers was Partially balled.

Since the tliverter valve was not installed, the system was not Installed in
accordance with the design. However, we did not observe any deviations or deficiencies
that are not in compliance with the OWTS regulations.
This Observation Report is not a guarantee of workmanship and/or parts and
materials. Fallowing is an as -built drawing of the system, and site photo(s).

The locations of wells and fields shown on this site plan, and staked in the field, are not
the result of a property survey, and are to be considered approximate. It is the property
owner's responsibility to ensure all construction is located within the property boundaries. All
separation distances are to be verified prior to excavation.

Septic Tank Requirements:
Existing septic tank(s) subject to size and integrity
verification by others. Install an Orenco effluent filter model
number FTW-0444-36A on the outlet of the existing septic
tank.
Soil treatment area:
The soil treatment area has been calculated based upon the
soil analysis and the design flows:
A = Q/LTAR X 50% chamber dosing reduction
A = 900/0.72 x 0.50
A = 625 sq. ft.
#of Chambers: A/Quick 4 Standard trench sizing rate
# of Chambers = 625 sq. ft./10 = 62.5 Chambers
We propose four trenches 3' x 70' (16 infiltrator chambers
each trench).
OBSERVATION REQUIREMENTS
This office is to observe the installation of the
system. An observation should be performed prior to
backfill, after all components are installed. 48 hour
notice is required to schedule the observation.
WATER SUPPLY REQUIREMENTS
The residence will be served by an existing well
located greater than 100 feet from the soil
treatment area. A well location has been depicted on
the accompanying sketch.
