This report presents the results of percolation tests and
provides septic system recommendations for the proposed single
family residence on Lot R-28, South Forty Subdivision, Filing No.
1, Eagle County, Colorado.
SITE INVESTIGATION
This site was investigated on April 27, 1990, and three
percolation tests were dug to a minimum depth of 27 inches_
Holes were presoaked and percolation tests performed. Results o•f
these tests are included in this report; see PERCOLATION TEST
RESULTS. The locations of the percolation test holes are shown
on drawing No. 1.
SITE LOCATION AND DESCRIPTION
The site is located on Lariat Loop in Eagle County,
Colorado. The site slopes to the north at approximately .16%.
Drainage in the area of the proposed absorption trenches is to
the north. Vegetation consists of sage brush and sparse grasses.
SUBSURFA+;F AND GROUNDWATER CONDITIONS
Subsurface conditions in the proposed leach field area are
relatively uniform, and consist of 1 foot of topsoil underlain by
sandy silt to a depth of 9.5 feet. Between 9.5 feet and 10 feet,
the soil consists of sandy silt with weathered rock fragments_
No groundwater was encountered during excavation.

A total of three percolation tests were performed on the
site as specified by the Eagle County Individual Sewage Disposal
System Regulations. Results were as follows:

Average time for 1 inch drop = 26 3/4 minutes
A single-family residence has been proposed for this site
for year-round use. The residence will have a total of four (4)
bedrooms, and will be equipped with a garbage disposer and
automatic clothes washing machine. Thus design criteria for
calculations are:

75 gallons,/person/day-average flow
+20% absorption area for garbage disposer
+40% absorption area for automatic washer
-25% absorption area for dosing tank
Maximum flow: 150%. of average flow

From table 5, a minimum area of 250 sq. ft. per bedroom is
required. (250 x 4 = 1000 sq. ft., which is less than 1256 sq.
ft.) Minimum area of absorption trench is 1256 sq. ft.
From Table 4 (section 4.07.01 of the Eagle County
Regulations), a 1250 gallon septic tank is required -
SEPTIC SYSTEMS RECOMMENDATIONS
Based on the proceeding calculations, it is recommended to
install a 1250-gallon compartmented septic tank with automatic
alternating dosing chamber followed by a minimum of 1256 square
feet of seepage trench_ The seepage trench should lie a minimum
of 10 feet from all property lines, and 20 feet from the proposed
residence. An inspection of the system should be made by a
representative of the Eagle County Environmental Health
Department prior to backfilling. The installation and material
specifications must comply with the Eagle County Individual
Sewage Disposal System Regulations.
As an alternative to the standard absorption trench, 420
lineal feet of SB2 10-inch diameter "gravel -less" leach bed
tubing (as manufactured by Advanced Drainage Systems, Inc.) may
be embedded in the native soils of the site. (one lineal foot of
pipe is required for each three square feet of absorption trench
area).
A dosing chamber with dual alternating siphons shall be
installed. The dosing chamber will allow for periodic high rate

discharge to alternating portions of the field. This would
prolong the life of the drainage field.
CONCLUSIONS
This report has been prepared for the exclusive use of
Cecilia Folz for the specific application to the proposed single-
family residence at Lot R-28, South Forty Subdivision: Filing No.
1, Eagle County, Colorado_
The findings and recommendations of this report have been
obtained in accordance with accepted professional engineering
practices. There is no other warranty, either expressed or
implied.

DISTRICT, a quasi -municipal corporation of the State of Colorado within the County of

WITNESSETH, that for and in consideration of the sum of One Dollar ($1.00) and other
good and valuable consideration paid by the District to Grantor, the receipt of which is hereby
acknowledged, the Grantor does hereby grant, convey and transfer unto the District, its
successors and assigns, a perpetual easement and right to construct, install, remove, replace, add
to, maintain, repair, operate, change or alter underground water lines and all underground and
surface appurtenances related thereto such as valve boxes, meter vaults and manholes
(hereinafter "water lines"), together with any and all water lines situate therein, all necessary
rights -of -way for convenient ingress and egress thereto and therefrom, and the right to occupy
and use, from time to time, as much of the adjoining land of the Grantor as maybe reasonably
necessary for any of the aforesaid purposes, over, under and across the following described
premises, situate in the County of �" c El. , State of Colorado, to -wit:
See EXHIBIT A attached hereto and incorporated herein by reference.
Grantor warrants that the Grantor has the lawful right to grant and convey such easement,
rights -of -way, and water lines. Further, Grantor warrants that the water lines are free and clear
of all liens and encumbrances.
Grantor will at no time permit, place or construct any structure, building or improvement
of any kind, temporary or permanent, on any part of the above -described premises. Any
structure, building or improvement located on the above -described premises as of the date of this
Easement, may be removed by the District without liability for damages arising therefrom.
Following the completion of the purpose of any entry by the District upon such easement
for any of the aforesaid objects, the Districts shall restore the premises to substantially the same
condition existing condition existing at the time of the entry thereon; except for shrubs, plants,
sidewalks, driveways or parking areas thereon located or damaged thereby.
All provisions of the Easement, including all benefits and burdens, shall run with the land
and shall be binding upon and inure to the benefit of the successors and assigns of the parties
hereto, subject to the provisions hereof.

Dear Ray:
The Eagle River Water & Sanitation District will provide domestic sewer service to the
above -referenced development. The District has excess capacity to process domestic
sewer to its constituents at the present time. The Edwards Wastewater Treatment Plant
(EWTP) is currently serving approximately 7422 Single -Family Equivalent (SFE) units.
The current design capacity of the EWTP is 8500 SFE units. The above -referenced
proposed development consists of one SFE's.
Accordingly, upon compliance with the rules and regulations, and the payment of
appropriate tap fees, the District will provide domestic water and sewer service.
Construction for all main line extensions is the responsibility of the developer; however,
all construction drawings must be pre -approved by the District.

NOTES -
1. Building newer line to septic tank shall have a minimum
slope of 1/4" per foot. Benda in building sewer shall be
limited to 45 degrees.
2. Septic tank shall be installed level. Tank to have
removable cover or manholes extended to within 8 inches of
' finish grade for access to each compartment, for cleaning
and inspection. Septic tank to meet all the requirements of
Eagle County Individual Sewage Disposal Systems. Section
4.07.
3_ An automatically alternating dosing tank shall be installed
as noted on the drawings it may be integral with the septic
tank or separate.
4. Absorption trenches shall not exceed 100 feet in length. A
minimum distance of 6 feet shall be provided between
trenches. M zimum d.Dth of trenches shall be 3 feet -
Disposal pipe shall be 4 inch perforated P.V.C. pipe.
Maximum grade of pipe shall not exceed 4 inch drop in 100
feet. Disposal pipe to be surrounded by clean gravel.
Gravel may range in size from 1/2 inch to 2-1/2 inches.
Gravel shall extend from at least 2 inches above the top of
the distribution pipe to at least 6 inches below the bottom
of the pipe. The top of the gravel shall be covered with
untreated building paper or a 2-inch layer of straw or hay.
A minimum of 10 inches of soil suitable for vegetation shall
be placed from the top of the straw to the finished surface
grade. The final cover shall be graded to deflect runoff
grade. The final cover shall be graded to deflect runoff
water away from the disposal area. Machine compaction of
final cover shall not be permitted_ Absorption trenches
shall be seeded as soon as possible to prevent soil erosion
due to rainfall.
5. Large diameter, gravel-lesa leach bed tubing such as
Advanced Drainage Systems, Inc.,- 10-inch SB2 or equal, may
be substituted in the absorption trenches. Followpi111t1
manufacturers recommendations for installation of gravel -
less leach bed tubing. ; • S
6. All installations shall meet the rules and regulations of
Eagle County Health Department as set forth in the _
Individual Sewage Disposal Systems Regulations of that . '
