Ranch Box 129 Edwards, Colorado 81632 SUBJECT: Excavation Inspection Proposed New Ranch House Quarter Circle M. Ranch Job No. 387 Gentlemen: /YYI 'Cb- '`..e'e' As requested we inspected an open test pit at the subject site on June 19, 1978. The purpose of our inspection was to observe conditions exposed and to recommend foundation design criteria for the proposed residence. At the time of our inspection a test pit had been excavated near the southwest corner of the proposed residence. The pit was about 4 feet in diameter and 8 feet deep. Soils exposed in the test pit were 0.5 to 1.0 foot of topsoil underlain by very sandy clay mixed with clayey sand with scattered boulders. The soils were medium dense, to stiff and moist. Based on our inspection of the soils exposed in the excavation, we believe the proposed residence should be founded with spread footings. The footings should be designed for a maximum allowable soil pressure of 2000 psf. The footings should be at least 16 inches wide for continuous footings and 2 feet square for isolated pads. The footings should be at least 8 inches in depth. Continuous foundation walls should be reinforced top and bottom with at least two #5 reinforcing bars. The footings must be supported by natural undisturbed soils. Soils loosened by machine excavation should be removed from the excavation prior to pouring footings. Occasionally pockets of loose soils are encountered in foundation ex- cavations. If this condition occurs, the footings must extend to firm soils. Exterior footings should be at least 3 feet below exterior grade for frost protection. At least 3 feet of soils should be above bottom of footings in the interior crawl space areas. The subsoils at this site will provide adequate support for slab - on -grade construction. If new fill is required beneath the floor slabs, it should consist of the onsite soils compacted to at least 90% stan- dard Proctor density (ASTM D-698-70). The slabs should be separated from exterior walls and interior bearing members with a joint which al- lows the slab to move freely in the vertical direction. We understand the upper floor will be wood frame with crawl space beneath. Snow cover will tend to insulate and protect the ex- terior from excessive frost penetration into the soil. This same pro- tection will not be available inside the residence. Therefore protec- tion of the footings on the interior from frost heave will be essential. Backfill around the residence should be moistened and compacted. The ground surface should be sloped to provide positive drainage away from the foundations. Roof downspouts and drains should discharge well beyond the limits of all backfill.
