ZONE DISTRICT AMENDMENT - Eagle County Airport
FILE NO. - PD- 259 -86 -P
WHEREAS, Eagle County did file an application with the
Eagle County Department of Community Development on or about February 7, 1986,
to rezone the herein described property in Eagle County from Resource Zone
District to.PUD Zone District; and
WHEREAS, a public hearing was held by the Board of County Commissioners
of the County of Eagle, State of Colorado, on April 8 , 1986 ; and
WHEREAS, based on the evidence, testimony, exhibits, study of the
Master Plan for the unincorporated areas of Eagle County, comments of the Eagle
County Department of Community Development, comments of public officials and
agencies, the recommendation of the Eagle County Planning Commission, and
comments from all interested parties, the Board of County Commissioners of the
County of Eagle, State of Colorado, finds as follows:
1. That proper publication and public notice was provided as required
by law for the hearing before the Planning Commission and the Board of County
Commissioners.
2. That the proposed zoning is consistent with the Master Plan.
3. That the area in question possesses the geological, physical and
other environmental conditions compatible with the characteristics of the use
requested.
4. That the advantages of the use requested outweigh the dis-
advantages.
5. That the area for which the rezoning is requested has changed or
is changing to such a degree that it is in the public interest to encourage a
new use or density in the area.
6. That the proposed rezoning is necessary in order to provide land
for a demonstrated community need.
7. That for the above stated reasons, the proposed zoning is in the
best interest of the health, safety, convenience, order, prosperity and welfare
of the citizens of Eagle County, Colorado.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners
of the County of Eagle, State of Colorado:
THAT the petition of Eagle County file number PD- 259 -86 -P
for a zoning amendment to change from Resource Zone District to PUD
Zone District be and is hereby approved for the following described property
located in the unincorporated area of Eagle County:

THAT the Board of County Commissioners directs the Director of the
Department of Community Development to enter this amendment on the appropriate
page of the Official District Map and record the change in the office of the
Eagle County Clerk and Recorder.
MOVED, READ AND ADOPTED by the Board of County Commissioners of the

A parcel of land located in Tracts 55, 56, 57, 58, 59, 60, 61 and
62 and Sections 3, 4, 9 and 10 all in Township 5 South, Range 85 West
of the 6th Principal Meridian according to the Independent Resurvey
of said township and range as accepted by the U.S. Surveyor General's
Office in Denver, Colorado on June 20. 1922. All bearings contained
herein being relative to a bearing of North 00 °21'00" East on a line
from the witness corner for Angle Point 3 of Tract 57 to Angle Point
2 of Tract 57. Said parcel of land being more particularly described
as follows:
Beginning at the southwest corner of said parcel being Angle Point
2 of Tract 63 and Angle Point 3 of said Tract 62; thence North
89 °53'17" East, 1320.65 feet on line 3 -4 of said Tract 62 to Angle
Point 4 of said Tract 62 also being Angle Point 3 of said Tract 61,
and Angle Point 1 of Tract 63; thence North 00 015'24" East, 79.60
feet to a point on the northerly boundary of Cooley Mesa Road (Eagle
County Road No. 102); thence on the northerly boundary of Cooley
Mesa Road the following seven (7) courses:
1. 871.64 feet on the arc of a curve to the right whose
radius is 3564.41 feet, central angle is 14 °00'40" and
has a chord bearing of North 75 °38'14" East a distance
of 869.47 feet;
2. North 82 038'34" East, 187.22 feet;
3. 371.46 feet on the arc of a curve to the right to a
point of compound curvature whose radius is 1673.94
feet, central angle is 12 °42'52" and has a chord bearing
of North 89 °00'00" East a distance of 370.70 feet;
4. 276.18 feet on the arc of a curve to the right whose
radius is 501.88 feet, central angle is 31 °31'47" and
has a chord bearing of South 68 °52'41" East a distance
of 272.71 feet;
5. South 53 °06'47" East, 228.95 feet;
6. 182.80 feet on the arc of a curve to the left whose
radius is 276.43 feet, central angle is 37 053'21" and
has a chord bearing of South 72 °03'28" East a distance

to the point of intersection with a parcel of land as described by
Reception No. 256102 of the Eagle County, Colorado records; thence
on the west boundary of said parcel the following two (2) courses:
