COUNTY OF EAGLE, STATE OF COLORADO
RESOLUTION No. 86- rci
APPROVAL OF SPECIAL USE PERMIT - WPI Partnership No. 2. Ltd.
FILE NO. - ZS- 234 -85
WHEREAS, WPI Partnership No. 2 Ltd. did file an application with
the Eagle County Department of Community Development on or about October 15,
1985 , within the Commercial General Zone District; and
WHEREAS, a public hearing was held by the Board of County Commissioners
of the County of Eagle, State of Colorado, on November 26 , 1985 ; and
WHEREAS, based on the evidence, testimony, exhibits, study of the
Master Plan for the unincorporated areas of Eagle County, comments of the Eagle
County Department of Community Development, comments of public officials and
agencies, the recommendation of the Eagle County Planning Commission, and
comments from all interested parties, the Board of County Commissioners of the
County of Eagle, State of Colorado, finds as follows:
1. That proper publication and public notice was provided as required
by law for the hearing before the Planning Commission and the Board of County
Commissioners.
2. That the proposed special use conforms to the requirements of
Section 2.09 of the Eagle County Land Use Regulations.
3. That the proposed land use will be compatible with existing uses
in the area.
4. That for the above - stated and other reasons, the proposed zoning
is in the best interest of the health, safety, morals, convenience, order,
prosperity and welfare of the citi..zens of Eagle County.
NOW, THEREFORE, BE 1T RLSOLVED, by the Board of County Commissioners
of the County of Eagle, State of Colorado;
THAT the application of WPI Partnership, No. 2, Ltd. , File No.
ZS- 234 -85 , for approval of a special use of commercial use on land
than 1 acre within the Commercial General Zone District in the following

described unincorporated area of Eagle County be approved:
Edwards Fire Station, Parcel 1B and Edwards Village Commercial,
Parcels 2 & 3, Edwards Village
THAT the following conditions shall be placed upon this approval
and that violation of any condition shall be the basis for revocation of the
permit:
1. The first driveway access from Edwards Village Boulevard into
Parcel No. 1 should be a minimum of 325 feet from the center
of the Highway 6 intersection.
2. At building permit, a site specific drainage plan (suitable for
construction) of the entire area is needed for review. Particular
attention must be given to building and parking lot run -off.
3. At building permit a site specific landscaping plan is needed
showing quantities, varieties, sizes and locations of plant
materials.
4. Adverse off -site drainage impacts must be mitigated by applicant
working with adjacent property owners.
THAT the Board of County Commissioners directs the Department of
Community Development to provide a copy of this resolution to the applicant.

Co ty of Eagle, State of Colorado, at its meeting held the o�� "day of
