APPROVAL OF THE SUBDIVISION SKETCH PLAN EXTENSION
RIVERWALK AT EDWARDS
FILE NO. PD- 291 -92S
WHEREAS, on June 26, 1990, the Board of County Commissioners
of Eagle County, Colorado, approved the Subdivision Sketch Plan
for the Riverwalk at Edwards Subdivision, File No. PD- 291 -90S,
subject to certain conditions; and
WHEREAS, on or about May 29, 1992, the County of Eagle,
State of Colorado, accepted from William L. Williams (hereinafter
"Applicant ") an application for an extension of the approved
Sketch Plan under File No. PD- 291 -92S; and
WHEREAS, the Applicant requested the approval of a
Subdivision Sketch Plan Extension which would allow for the
development as follows: A mixed -use development which has;
1) A maximum of 30 multi- family units.

2) A motel and restaurant conceptual land use.
3) Consideration of the Eagle River amenity for r,
key open space. c
4) Architectural design which allows for a
pleasing and acceptable design for the
Edwards town center; and,
WHEREAS, notice of the Sketch Plan Extension request was
given to all proper agencies and departments as required by the
Eagle County Land Use Regulations, Section 2.17.02(1); and,

WHEREAS, at its regular hearing of June 23, 1992, the Eagle
County Board of Commissioners (hereinafter "Board "), considered
the extension of the Subdivision Sketch Plan, associated plans,
and the statements and concerns of the Applicant, the Eagle
County Community Development and Engineering staff, and other
interested persons.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF COUNTY
COMMISSIONERS OF THE COUNTY OF EAGLE, STATE OF COLORADO:
THAT, the application for approval of the extension of the
Subdivision Sketch Plan Extension for Riverwalk at Edwards be and
is hereby approved, and that the original Sketch Plan, along with
any approved conditions, is extended for one (1) year; and,
THAT, the Sketch Plan Extension submitted under this
application and hereby approved, does not constitute a "site
specific development plan" as that phrase is defined and used in
C.R.S. Section 24 -68 -101, et seq. Sketch Plan Extension approval
is expressly conditioned on the County's authority to impose
further restrictions or limitations on the Subdivision which are
necessitated by impacts which are not yet recognized or which are
more severe than realized under the review given at the hearings
on the Sketch Plan.
THE BOARD further finds, determines and declares that this
Resolution is necessary for the health, safety and welfare of the
inhabitants of the County of Eagle, State of Colorado.
