M-IEREAS Grantor is the fee orvner of certain real property located in the Town of
{iypsun:, State cf Colorado, nrare particularly described on Exlribit A and depicted on FXJr,ibil "9
attached lrereto incorporated lierein by this reference {the "Property"}: and
WHERIAS. Crantee is lhe arv*er af eertain real property knorvn as Parcel A of the Sienna
Lake housing project {the "Project"} locateit in Cypsum, Colorado (the "Project Property"} and
intends to install/canslnnt thrce tenrporary model home units on tlre Project Property lbr shor.v
l':omes and offices to pronrote the Praject; and
Wl-IEREAS. the Project Property is adjacent to the Property; and
\\iHERIAS, Grantee desires to use a portion of tlre Property on a ten'lporary basis ltrr
ve}:ieular ingress and egress belrveen Cooley Mesa Road and tlie Project Property; and
\l'HERIAS, Crantor desires to grant lo Crantee and Crantee desires to obtain l"runr Crantor,
a te:rporary access easer:rent over, across and througlr tl':e Property, all in accordance rvith the terms
and conditiors of tl':is Asreenrent.

l. Crant of Temporary Access Easernelt. Crantor for good and valuable
consideration in the arnount of $1,000.00. the receipt and sufficiency of rvhich is hereby confbssed
and acknorvledged, hereby gmnts tc Grantee, its contractors. subcontractors" employees. agents and
invitees, non-exclusive temporary acc€ss easements over: across and througlr the Property in the
Iocation more parlicularly deseribed on Exhibit A and deplcted on fiXhibit*F attached hereto and
incorpr;rated herein by this reference {Temporary Access Easement A and B collectirell r'eferred to
lrereinafter as lhe "Tenrporary Easenre*t"). Tlie Tenrporary Easemeni may be used for vehicnlar
ingress and egress betrveen Cooley Mesa Road and Parcel A only. The Temporary Easement slrall
no1 be used for parking, storage or for any otlrer purpsse except as described herein. Crantee may
use tl':e dirt roadrvay located within the Tenrporary Easement but sl'rall not expand or enlarge the
