QUIT CLAIM DEED
THIS QUITCLAIM DEED, made this day of December, 1997,
by and between The County of Eagle, State of Colorado, by and through
its Board of County Commissioners, a body politic, whose legal address
is 500 Broadway, Eagle, CO 81631 referred to as the "Grantor", and
Agrivest Limited Liability Company, referred to as the "Grantee."
W I T N E S S E T H:
THAT the Grantor, in consideration of Ten Dollars and No/100
($10.00), and other good and valuable consideration has remised,
released, sold, and QUIT CLAIMED, and by these presents does remise,
_ release, sell, and QUIT CLAIM unto the Grantee, its successors and
assigns, forever, all the right, title, interest, claim and demand
which the Grantor has in and to the following described real estate
situate, lying and being in the County of Eagle and State of Colorado
as follows:
That property twenty feet east and twenty feet west of the
Centerline; the Centerline being described on Exhibit A,
attached hereto and incorporated herein by this reference.
TO HAVE AND TO HOLD the same, together with all and singular
the appurtenances and privileges thereunto belonging or in anywise
thereunto appertaining, and all the estate, right, title, interest
and claim whatsoever, or the Grantor, either in law or equity, to
the only proper use, benefit of the Grantee, its successors and assigns
forever.

LEGAL DESCRIPTION
TRACT 94 ROAD CENTERLINE
The centerline of an existing road located in Tract 94, Section 19, Township 5 South,
Range 85 West of the Sixth Principal Meridian, Eagle County, Colorado, according to
the Resurvey of said Township and Range as approved on June 20, 1922; said
centerline being more particularly described, with all bearings contained herein based
on an assumed bearing of N.8801 1'05"E. for the line between Corner No. 2 and Corner
No. 1 of Tract 107 of said Township and Range both being 1" iron pipes and 2 1/2"
brass caps, found in place, as follows:
Beginning at a point on the existing centerline of Eagle County Road No. S-10, also
known as Dagett Lane, from which Corner No. 2 of said Tract 94, a 1" iron pipe and 2
1/2" brass cap, found in place, bears N.74022'04"W. 1680.92 feet distant; thence along
said centerline the following four (4) courses:
1) S.01 °17'47"W. 247.80 feet
2) 218.20 feet along the arc of a curve to the right with a radius of 411.34
feet, the chord OT which bears S.16°29'34"W. 215.65 feet
3) S.31 °41'20"W. 389.44 feet
4) 57.29 feet along the arc of a curve to the left with a radius of 385.50 feet,
the chord of which bears S.27025'53"W. 57.24 feet
more or less to the point of terminus on the south line of said Tract 94 and on the north
line of Tract 95 of said Township and Range from which Corner No. 2 of said Tract 95, a
1" iron pipe and 2 1/2" brass cap monument, found in place, bears S.89046'58'W.
1315.48 feet distant.
