SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED (this "Deed ") is made August 3, 2010, by EAGLE
COUNTY, COLORADO, a body corporate and politic ( "Grantor "), whose address is 500
Broadway, Eagle, Colorado 81631, to EAGLE RIVERVIEW AFFORDABLE HOUSING
CORPORATION, a Colorado nonprofit corporation ( "Grantee "), whose address is 500
Broadway, Eagle, Colorado 81631.
WITNESSETH, that Grantor for and in consideration of the sum of Ten Dollars and other
good and valuable consideration, to Grantor in hand paid by Grantee, the receipt and sufficiency
of which are hereby acknowledged, has granted, bargained, sold, and conveyed and by these
presents does grant, bargain, sell, convey and confirm, unto Grantee, its successors and assigns
forever, all of Grantor's right, title and interest in and to the land described on Exhibit A attached
hereto and made a part hereof, together with all buildings, improvements and fixtures thereon
owned by Grantor (collectively, the "Property ").
AND TOGETHER WITH all and singular the hereditaments and appurtenances thereunto
belonging, or in anywise appertaining, and the reversion and reversions, remainder and
remainders, rents, issues and profits thereof, and all the estate, right, title, interests, claim and
demand whatsoever Grantor, either in law or equity, of, in and to the Property, with the
hereditaments and appurtenances.
