MODIFICATION AND RATIFICATION OF
CORRECTION DEED OF DEDICATION

Crawford Properties LLC, a Colorado limited liability company ("Grantor") hereby ratifies
and confirms the dedication of a public road right-of-way as contained. in Deed recorded as
Reception No. 868835 in the records of the Clerk and Recorder of Eagle County, Colorado, and
hereby corrects and modifies any ambiguity created by reference to "Access Easement" on the
Exhibit Map attached as Exhibit "A" to said Correction Deed of Dedication. Grantor hereby
confirms dedication of said road right-of-way by substituting the Exhibit Map attached hereto as
Exhibit "A" for the Exhibit Map attached to said Correction Deed of Dedication recorded as
Reception No. 868835 of said records.
Except for the substitution of said Exhibit Map as above referenced, said Correction Deed
of Dedication shall be and remain in full force and effect.

DEDICATION
DOC
F. B. CRAWFORD & CO. AND L A. CRAWFORD & CO. of the County of Eagle,
State of Colorado, for consideration of Ten Dollars and other good and valuable consideration
and subject to the conditions and limitations hereinafter set forth, hereby dedicate and set apart
as a public road right-of-way that certain right-of-way described and depicted on the Exhibit Map
attached hereto and incorporated herein by this reference, which dedicated right-of-way is
situated in Tracts 39 and 46, Section 3, Township 8 South, Range 87 West of the 6th P.M. in
the County of Eagle, State of Colorado.
This dedication is expressly subject to the following conditions and limitations, to wit:
1. The road or street to be constructed within said dedicated public road right -of way
will be classified by the governmental authority having zoning and land .use jurisdiction
of the adjoining properties to assure that the minimum building set back from such right-
of-way shall not exceed twenty-five feet (25').
2. To the extent that certain mobile homes and other structures currently existing
adjacent to such right-of-way are not in compliance with minimum set -back requirements
as are now in existence or hereafter established, such. existing mobile homes and
structures shall be deemed to be existing non -conforming uses and any such mobile home
or structure may hereafter be replaced with a mobile home or structure which is
reasonably comparable. For this purpose, a mobile home or structure shall be deemed
reasonably comparable even though it is wider or otherwise larger than the replaced
mobile home or structure, so long as it is not located closer to said right-of-way.
3. Any construction of a road or street on said right-of-way shall include the
relocation of existing water lines, fire hydrants and other utilities as necessary to permit
the adjoining property owners future access to such utilities for the purpose of connecting
to, repairing and replacing the same without disturbing any portion of said right-of-way
on which paving or other permanent surfacing have been placed.
4. The Grantors agree that at the time of construction of a road or street on said
right -of --way, upon ten (10) days prior written notice to the Grantors or their successors,
the Grantors or their successors will cause any personal property or improvements
located on the surface of the right-of-way to be removed in order to facilitate such
construction; provided that the removal of the concrete slab existing within said right-of-
way shall be completed by Grantees at their sole cost and expense.
