Grantor, in consideration of $10.00 and other valuable consideration paid by Grantee, does release and forever quitclaim unto Grantee, all the right, title, interest, estate, claim, and demand, both at law and in equity, of Grantor, of, in, and to that permanent easement together with the right of ingress and egress, in, on, over, under and through that tract of land more particularly described as follows: A portion of a drainage easement situated on Lot 48, Block 6, Berry Creek Ranch, Filing 2, Eagle County, Colorado, whose street addresses are 00457 Longhorn Drive, Edwards, Colorado respectively, more particularly described as Exhibit "1" attached hereto and incorporated herein by this reference together with all the improvements, ways, easements, rights, privileges, and appurtenances held or owned by or of Grantor in the above-described real property.
