HomeMy WebLinkAboutC88-132 Floyd Crawford Lease for El Jebel Firehouse spaceLEASE C88- 132 -27 THIS LEASE, made this � day of November, 1988, by and between Floyd Crawford (hereinafter "Landlord "), and the County of Eagle, State of Colorado, by and through its Board of County Commissioners (hereinafter "Tenant ") W I T N E S S E T H: THAT said Landlord does hereby lease to said Tenant the following described property situated in El Jebel, County of Eagle, State of Colorado, to be used for County purposes, viz.: The offices being occupied by Eagle County in the building known as the E1 Jebel Firehouse building, being: Clerk & Recorder's Office 250 square feet Sheriff's Office 788 square feet Nurse's Office 408 square feet Animal Control Office 102 square feet for the term beginning December 1, 1988, and �en din December 1, 1989, a i e enewal is subject to the appropriation by the County fu ds for such � purpose. And Tenant agrees to pay as rent for the said premises the sum of Five Thousand Eight Hundred Ninety Dollars and Eight Cents ($5,890.08) per year, payable in four quarterly installments, in advance, of One Thousand Four Hundred Seventy -Two Dollars and Fifty -Two Cents ($1,472.52) each. And Tenant covenants with the Landlord that at the expiration of the term of this lease, Tenant will yield up the premises to the Landlord without further notice in as good condition as the same were entered upon by the Tenant, loss by ordinary wear and tear excepted; the Landlord shall provide heat, water and sewer and the Tenant shall pay electric and telephone utilities and trash removal. Either party may terminate this Lease with or without cause upon sixty days' notice in writing to the other party. And the said Tenant shall permit the Landlord to have free access to the premises hereby leased for the purpose of examining or exhibiting the same, or to make needful repairs or alterations of such premises, which said Landlord may see fit to make. It is expressly understood and agreed by and between the parties hereto that in case said premises are destroyed or damaged by fire, so as to remain untenable during the term of this Lease, no rent shall accrue from the date of such destruction until the same are again ready for occupancy. All written notices to Tenant shall be given by certified mail to the following address: Board of County Commissioners County of Eagle c/o Eagle County Attorney P.O. Box 850 Eagle, Colorado 81631 All written notices and payments to the Landlord shall be made to: Floyd Crawford El Jebel Colorado 81627 The provisions of this Lease shall inure to the benefit of and be binding upon the heirs, successors and assigns of both parties hereto. This Lease shall not be assigned without the prior written approval of the other party.
