EXHIBIT A
A right -of -way for a public road, sixty (60) feet in width, being thirty
(30) feet on each side of the following described centerline, 'Located in
Tract 49, Section 9, Township 5 South, Range 83 West of the Sixth
Principal Meridian, Eagle County, Colorado, according to the Independent
Resurvey of said Township and Range as approved on June 20, 1922. All
bearings contained herein are based on a bearing of N.00 0 33'00 "W. for
the line between the street monuments at 5th and Broadway and 2nd and
Broadway in the Town of Eagle. Said right- of -ti-Tay being more particularly
described as follows:
Beginning at a point on the westerly boundary line of the Robinson
Parcel as described in Book 317, Page 269 of the Eagle County, Colorado
records, from which the southwesterly corner of said Robinson Parcel, a
rebar with an aluminum cap #14109 bears S.00 0 2114011E. 150.84 feet distant;
thence along the centerline of said right -of -way 5.52 °14'06 "W. 63.50 feet;
thence 59.92 feet along the arc of a curve to the right having a radius
of 465.86 feet, the chord of which bears S.55 0 5511011W. 59.88 feet; thence
S.59 0 36115 11W. 139.59 feet to a point of terminus on the southerly boundary
of Tract 49, being line 5 -6.
