grantor(s), either in law or equity, of, in and to the above bargained premises, with the hereditaments and appurtenances.
TO HAVE AND TO HOLD the said premises above bargained and described with the appurtenances, unto the grantee(s), its heirs and
assigns forever. And the grantor(s), for them sel VeS heirs and personal representatives, do covenant, grant, bargain, and
agree to and with the grantee(s), its heirs and assigns, that at the time of the ensealing and delivery of these presents, they are well
seized of the premises above conveyed, ha Ve good, sure, perfect, absolute and indefeasible estate of inheritance, in law, in fee simple, and
ha Ve good right, full power and authority to grant, bargain, sell and convey the same in manner and form as aforesaid, and that the same are free
and clear from all former and other grants, bargains, sales, liens, taxes, assessments, encumbrances, and restrictions of whatever kind or nature soever,
except
current years real property taxes due and payable January 1, 1989.
The grantor(s) shall and will WARRANT AND FOREVER DEFEND the above - bargained premises in the quiet and peaceable possession of the

the 6th P.M., Eagle County, Colorado and being more particularly
described as follows:
Beginning at corner No. 2 of said Tract 54, said corner being a
Brass Cap in place; Thence along the line between corners No. 2
and No. 1 of said Tract 54, S89 008113 "E, 225.96 feet to a point
on the Easterly Right -of -Way line of County road No. 102 (Cooley
Mesa Road), said point being the True Point of Beginning; Thence
