Box 850 Eagle County, CO 81631 Re: 139 Separate Mining Claims Located in Eagle County and Pitkin County, Colorado Dear Mr. Gustafson: C87-186-014 UNITED BANK PLAZA 333 SOUTH ALLISON PARKWAY SUITE 200 LAKEWOOD, CO 80226 (303) 988-0212 We, Shelton Associates, Inc., are submitting our letter of contract proposal for the appraisal work that we have discussed with your agent, Mr. Dan Pike of Western Land Exchange. We will provide the Eagle County Board of Commissioners with a written preliminary narrative appraisal of the market value of approximately 139 separate mining claims in Pitkin County* Colorado. It is our understanding that these mining claims are located in about seven different locations of the county. I am asking that you accept a fee of $11,000.00 for the work we will perform. That fee considers expenses excepting the cost of inspecting the various parcels by aircraft, if it is determined that an airplane mode of property inspection is warranted. Unless specified, you will receive 3 copies of the preliminary appraisal report and 4 copies of the final appraisal report. We can deliver our appraisal of these mining claim properties to you in the following manner: We would like to inspect these properties immediately or, say, during the week of September 28 thru October 2, 1987. Due to potential inclement weather conditions, I would think that the inspection date becomes critical with time being of the essence. We can deliver our preliminary appraisal of the properties to you on or about December 10, 1987, if we are told to proceed by October 1, 1987. * and Eagle County Page 2 September 23, 1987 Mr. Dick Gustafson, Chairman Eagle County Board of Commissioners We can deliver our final appraisal to you on or about January 15, 1988 or a later date if you so request. The fee for our services is due and payable as follows: (1) $3,500.00 upon acceptance of this agreement as a retainer (2) $4,000.00 upon delivery to you of our preliminary appraisal (3) $3,500.00 within five days upon delivery of the final appraisal report. If the aforementioned items, are satisfactory to you, please sign this letter or have the proper authorized person(s) sign this letter and return a copy to us.
