to the said party of the first part in hand paid by the said part y of the second part, the receipt whereof is
hereby confessed and acknowledged, hath remised, released, sold, conveyed and QUIT CLAIMED, and by these pres-
ents doth remise, release, sell, convey and QUIT CLAIM unto the said part y of the second part, i t s
heirs and assigns forever, all the right, title, interest, claim and demand which the said party of the first part hath
in and to the following described real property, situate, lying and being in the
County of Eagle and State of Colorado, to wit:
A parcel of land situated in the southwest quarter of the
northeast Ouarter (SW -',,NE-,) of Section 27, Township 7 South, Range
87 West of'the 6th Principal Meridian, Eagle County, Colorado,
according to the Independent Resurvey of said Township and.1-13-nge
as approved by the U.8. Surveyor General in Denver, Color= -do, on
November 15, 1930, also being a portion of Tract A, Mountain
Meadow Ranch Subdivision, First Filing, Eale Coountyy Colorado.
All bearings are relative to a bearing of South 88°26'42" East fro
a brass cap marked as a witness corner' to the south quarter corner
of said Section 27, to a brass cap marked as the southeast corner
of said Section 27. Said parcel being more specifically described
as follows:
Beginning at a point on the northwesterly right-of-way of
Eagle County Road S-13, also bein the southwest pro erty corner
of said Tract A; thence North 00°939" East, 20.00 Yeet along the
west property line of said Tract A; thence North 30°48'33" East,
67.47 feet; thence North 78°05'23" East, 80.77 feet to a point on
the right-of-way of said County Road; thence southwesterly along
the richt-of-way of said County Road the following two courses:
Y. 102.30 feet along the arc of a curve to the right having
a radius of 70.00 feet and -a central angle of 83°43'54", the chord
of which bears South 33°17'35" West, 93.43 feet.
2. South 75°09'34" West, 64.51 feet
to the point of beginning. Said parcel contains 0.144 acres,
more or less.
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances and privileges thereunto
belonging, or in anywise thereunto appertaining, and all the estate, right, title, interest and claim whatsoever, of the
said party of the first part, either in law or equity, to the only proper use, benefit and behoof of said party
of the second part, it S heirs and assigns forever.
IN WITNESS WHEREOF, The said party of the first part hath caused its corporate name to be hereunto
subscribed by its' President, and its corporate seal to be hereunto affixed, attested by its
