ITITNESSETH, that in consideration of the payment of the rent and the keeping and performance of the covenants and agreements by the said lessee hereinafter set forth, the said lessor hereby leases onto the said lessee the following described premises, situate in the Town of Eagle, County of Eagle, State of Colorado, to -wit: So much of the Gymnasium Building and facilities once a part of the Elementary School, in the Town of Eagle, -and '. now owned by the County of Eagle, located in Block 231 Town of Eagle, as is agreed upon by the parties pursuant to a plan developed and agreed to by the parties rathin: 30 days from execution hereof. TO HAVE AIM TO HOLD the same with all the appurtenances unto the said lessee from .twelve o'clock noon of the r%% 11 day of rL� N«—T--, 1975, until twelve o'clock noon of the tai day of -qtr 1976, at and for an annual rental of Fifty dollars ($50.00) , payable in advance, and subject to the following terms and conditions: 1. That lessee will maintain the leased premises for the use and benefit of the general Irzblic of the Town of Eagle and County of Eagle. . 2. That lessee shall have the authority to determine the time, scheduling and e ctent of use of the leased premised by the general public aforesaid, subject only to the reasonable requirements and needs of lessor. 3. That.lessee shall at all times maintain and secure control of the leased prcmises and shall be obligated for the adequate . supervision of all ust; of the, based premises.' 4. Each party shall maintain public liability insurance on and t connected with the use of the leased premises as their respective 3 interests may require. 7. That at the option of Lessee this lease may be renewed upon the same terms and conditions upon written notice to Lessor given not less than 30 days.from the end of the term or any renewal for a term of one year at the e-piration of the primary term hereof, and may each year thereafter at the Lessee's option be so renewed upon the same terms and conditions for additional terms of one year, not to F exceed five (5) such renewals, provided that if during the term or any renewal thereof, Lessor determines that the premises should be •y t substantially altered or razed, Lessee agrees to surrender possession for such purposes. $. This agreement shall not be assignable without the written _ consent of Lessor. 9. Lessee'acltnowledges that this agreement is subject to any and all laws, noir in e.:istence or hereafter enacted, which may li-ndt the powers of the Board of County Commissioners to contract for periods in e. -cess of one year or to bind subsequent Boards. 10.
